Job Summary
The Mortgage Default Specialist is responsible for the processing and management of the foreclosure caseload (judicial and non-judicial), as well as acting as the Single Point of Contact to discuss loss mitigation alternatives to resolve mortgage loan delinquency. Perform all duties in accordance with the company's policies and procedures, and all US state and federal laws and regulations, wherein the company operates.

SCHEDULE
Full Time
To be effective, an individual must be able to perform each job duty successfully.
Responsible for preparing and mailing all SPOC letters; ensures that relevant follow ups are calendared appropriately.
Orders BPOs and prepares mortgage files for management review and approval; creates routine-to-complex recommendations for foreclosure action or charge off.
Works directly with attorneys to refer mortgage loans for foreclosure proceedings.
Communicates with corporate counsel and outside counsel regarding title disputes and other lienholder foreclosure action, including lis pendens, judicial foreclosures, and loss mitigation mediations.
Updates system of record to reflect 1st legal action/notice of default recording, substitution of trustee recording, and publication and posting of the notice of sale; updates queries and foreclosure / REO tracking on a daily basis.
Requests reinstatement and payoff quotes from foreclosure law firms; ensures reinstatement and payoff funds are posted properly and notices of default are cancelled accordingly.
Provides bidding instructions to foreclosure firms and monitors status of foreclosure sales results.
Answers incoming calls from members, member's legal representatives, the Credit Union's legal representatives, foreclosure trustees, real estate agents, and property preservation vendors; responsible for accurately answering questions and resolving routine issues related to these processes.
Assists in researching accounts and taking appropriate action as recommended by manager.
Ensures that daily processes are in compliance with any changing state laws and regulations.
Exemplifies role as a team member to promote and maintain effective partnerships with the team and the Credit Union's members.
Incorporates MACU values and philosophy while fulfilling responsibilities as a representative of the Asset Management department and the Credit Union.
Performs other duties as assigned.
KNOWLEDGE, SKILLS, and ABILITIES

Experience
Minimum 3+ years of foreclosure experience, including handling modifications, short sales, and Deeds in Lieu of Foreclosure.
Experience in loss mitigation and/or late-stage mortgage collections preferred.
Education
High School Diploma or equivalent work experience, some college preferred.

Demonstrated experience with Symitar or other financial system software preferred
