Salary and Benefits: This is a full-time, benefited Managerial 3 level position. Starting salary range: $69,613.00 - $78,693.00/annually, depending upon experience.

JOB SUMMARY

The Mechanical, Electrical, Plumbing (MEP) Trades Supervisor is a full-time, benefitted, position responsible for providing a productive working and learning environment for students, faculty and staff by offering excellent customer service, professional appearance, timely work and expert communication skills. The MEP Trades Supervisor is responsible for the operation and maintenance of the college campus related to mechanical, electrical and plumbing maintenance activities. The supervisor coordinates the activities of skilled trade's employees and other workers engaged in a variety of activities. Incumbent is a working supervisor within the area of assigned responsibility, and may perform tasks in a variety of the trades. This job supports overall departmental projects including coordination and quality assurance of contracted services. Responsible for providing risk management mitigation on all aspects of job. Requires occasional work after normal business hours.

Essential Functions

ESSENTIAL FUNCTIONS: - this position is Exempt, or is not eligible for compensatory or overtime pay provisions of the FLSA. This listing of essential duties is not all-inclusive, but representative, other duties may be assigned.

Mechanical Install/Repair/Maintenance Functions:

  • Monitors the quality of maintenance and repair work and directs and evaluates the performance of maintenance staff through periodic inspections and direct daily supervision.

  • Ensures completion of maintenance and repair jobs in accordance with established standards.

  • May assist maintenance staff on specific jobs to facilitate their training.

  • Provides on-the-job training, and as needed craft specific training in the incumbent's field of expertise.

  • Prepares work schedules for all maintenance employees. Receives work requests; ranks them in response priority, assigns jobs to specific employees, and contacts originator with anticipated work completion date.

  • Observes and inspects work while in progress and when completed to ensure that specific codes and regulations are followed, materials and equipment are used properly, schedules are met, and work is performed according to plan.

  • Controls maintenance and repair job costs in accordance with budgeted requirements.

  • May requisition material and equipment necessary for the repair of LCCC buildings and operations equipment, in accordance with established policy.

  • Assists in the development of the building preventive maintenance plan. Responsible for the ongoing updating and implementation of planned preventive maintenance.

  • Responds to emergency calls during non-business hours and determines corrective measures as needed.

  • Ensures compliance with all applicable safety regulations, building codes and safety Ensures completion of all maintenance and repair jobs in accordance with established standards. May assist maintenance staff on specific jobs to facilitate their training.

  • Communicate with College end users regarding structure/equipment malfunctions to isolate problems or to verify that repairs corrected malfunctions.

  • Safely drive vehicles, and operate large complex maintenance equipment.

  • Respond to emergency duties after hours when required.

Department Support Functions:

  • Provide excellent customer service by displaying a professional image to include neat appearance, proper hygiene and appropriate attire.

  • Participate in all duties as a professional team member, provide security and confidentiality of personnel information and equipment.

  • Provide excellent customer service by utilizing professional and effective language, communication and timely follow-through.

  • Comply with all applicable Department and College standards, policies, or procedures, such as safety procedures or the maintenance of a clean work area.

  • Attend all mandatory department, work group, and college trainings/meetings.

  • Follows OSHA and college safety practices, regulations, and procedures.

  • Perform snow removal and supervision/coordination of part-time employees as required.

  • Provide support and assistance to other department functional areas as needed.

  • Perform related duties as delegated by supervision.

Administrative Functions:

  • Utilize electronic devices (computers or tablets) for completion and documentation of work orders and preventative maintenance.

  • Organize and maintain warehouse materials, equipment, inventories, and documentation.

  • Manage, reconcile, and complete necessary documentation for budgets, monthly purchase orders, and purchase card receipts.

  • Coordinate and communicate with other college departments regarding necessary forms, documentation, or completion of processes as related to this position.

Other tasks may be assigned based on contemporary institutional need

KNOWLEDGE, SKILLS & ABILITIES:

  • Working knowledge of the principles of supervision and ability to train others.

  • Working knowledge of maintenance of commercial buildings and equipment.

  • Ability to properly and safely operate equipment/power tools used in installation and maintenance tasks.

  • Trade skills in building construction practices and the ability to read and comprehend commercial building and equipment blueprints is required.

  • Ability to interpret building blueprints, manufacture installation/repair instructions, and safety data sheets.

  • Knowledge of OSHA requirements and building code regulations; ability to learn, interpret and apply current pertinent federal, state and local laws and regulations.

  • Working knowledge and ability with personal computing applications - specifically Microsoft Office Suite (e.g., Word, Excel, Outlook, and PowerPoint), Adobe products (e.g., Reader, Professional), as well as database management systems.

  • Ability to read and interpret instructions in oral, written, or diagrammatical form (e.g., a flow chart of a process).

  • Ability to read, interpret and consider possible applications of equipment and building schematics, blueprints, and manufacturer specifications.

  • Excellent customer service skills; ability to communicate clearly with a variety of people, in one-to-one and small group settings - either face-to-face, by telephone, or by other electronic means - ability to communicate in an informative manner, effectively listen, and be able to handle escalating situations with concern and confidence.

  • Ability to support time-based requests; able to function effectively in a multi-tasking, fast-paced environment with deadlines, frequent interruptions, and some interpersonal pressure.

  • Ability to deal effectively and professionally with people; proven capabilities in establishing appropriate professional rapport, with courtesy and tact, to accurately determine other's needs, collect necessary information, and follow-through when requested.

  • Knowledge of basic office equipment including (but not limited to) personal computer and associated peripherals, fax machine, multi-line telephone, voice recorders, and other electronic devices.

PHYSICAL/MENTAL DEMANDS

  • The essential functions of this position require the ability to work in an industrial setting including but not limited to working with/on roof tops, in confined spaces, electrical equipment, complex machines, and chemicals; appropriate safety precautions, equipment, and procedures must be utilized at all times.

  • While performing the essential duties of this position, an employee would frequently be required to squat, bend, twist, kneel, sit, stand, climb, and extend arms over head.

  • Work in assorted environments and conditions above ceilings, on roofs, outside, inside, mechanical rooms, tunnels, labs, arena, hallways, meeting rooms and various campus facilities.

  • Exposure to and use of safety equipment for outdoor weather extremes for extended periods.

  • Exposure to and use of safety equipment for hazardous materials, bio-hazards, chemicals, electrical equipment and fuels/petroleum products.

  • May be required to climb ladders, maneuver in confined spaces, and work with tools/equipment in unconventional positions.

  • The ability to comply with highly inflexible deadlines is required to successfully perform the essential functions of this position; there will be multiple occurrences of sudden, urgent task completion required.

  • While performing the essential functions of this position a variable work schedule may be required including long workdays, evenings, and weekends as needed.

  • There may be occurrences of interacting with employees and/or students, past employees and/or students, members of the general public, and others who express opinions, may exhibit strong emotions, which will require the employee to interact professionally, diplomatically, and appropriately in such situations.

  • There may be multiple/daily instances of prolonged sitting, standing, and personal computer use, which would include keyboard and/or mouse usage as well as viewing a computer monitor.

  • To perform the essential functions of this position an employee must frequently lift and/or move up to 50 pounds; the use of team lift techniques is required for lifts over 50 pounds.

  • Specific vision abilities required by this position include close vision, distance vision, and ability to adjust focus.

  • The overall work environment requires the mental ability to shift focal point quickly due to interruptions; an employee must be able to mentally track multiple projects and jobs along with being able to respond quickly to emergency situations.

  • The noise level in the work environment is usually moderate; however, there may be unexpected instances of somewhat loud sounds.

Qualifications

EDUCATION AND EXPERIENCE REQUIREMENTS

Minimum Qualifications:

  • Associate degree from a regionally accredited institution in a related field of study, or five (5) years' experience in industrial Commercial building maintenance (i.e. HVAC, electrician, or plumbing).

  • Seven years of experience in the supervision of the operation and maintenance of buildings, facilities involving multiple trades.

  • Knowledge and experience of building automation systems, or the ability to learn.

  • Ability to train technicians in the area of expertise.

  • If a journeyman electrician, must be licensed in the state of Wyoming

  • Must have a valid driver's license and be able to meet the college insurance carrier requirements.

Preferred Qualifications:

  • OSHA 10 certification or capability to attain certification.

  • Masters license in field of expertise, (i.e. HVAC, electrician, or plumbing).
