Job Description:

Job Summary:

This position performs heating, ventilation, and air conditioning (HVAC) maintenance, repair, and installation work on all university buildings. Work will also consist of coordinating and overseeing the completion of the work by contractors. Works under limited supervision and responds to work via a work order system, supervisor instruction, and with a preventive maintenance schedule.

Essential Functions:

• Operates and maintains the heating, ventilation, and air conditioning systems on all university buildings.

• Installs, inspects, operates, and repairs HVAC equipment using necessary tools and equipment.

• Coordinates contractor installation, inspection, maintenance and repair work on HVAC equipment.

• Troubleshoots controls systems and removes, replaces, or repairs air compressors, electric motors, air lines, and thermostats.

• Performs limited troubleshooting on electronic control systems and coordinates work by controls contractors.

• Services a variety of units and systems, ranging from window units to large chiller systems, including a cooling tower, hydronic and steam boilers, circulating pumps, valves, etc. Limited work may be performed on ice machines, walk-in coolers and freezers, and food service coolers.

• Performs inspections, preventive maintenance and repairs on equipment; tests, replaces parts and components, and makes adjustments as required.

• Checks buildings for proper temperatures and adjusts systems as necessary.

• Coordinates routine regulatory inspections on boilers.

• Updates, completes and close out work orders and maintain other equipment records.

• Tests unit upon completion of repair to ensure that equipment and systems operates as intended.

• Purchases materials and equipment with approval of the Maintenance Superintendent and Director of Facilities.

• Responsible for maintaining shop equipment and tools, and insuring safe work practices are followed, including keeping the work areas in a clean manner.

Additional Responsibilities:

1.Performs other related duties as assigned.

Requirements:

Knowledge, Skills, and Abilities:

• Works inside and outside as typical with this type of work, including climbing, crawling, and working on roof tops, scaffolding, crawl spaces, mechanical rooms, closets, etc.

• Working knowledge of all principles, practices, materials, tools, and equipment for HVAC operation, maintenance, and repair.

• Ability to understand and follow directions, read mechanical drawings, maintain proper HVAC levels in buildings; diagnose malfunctioning equipment; communicate effectively, etc.

• Ability to lift up to 75 pounds; carry, push, pull and operate a variety of tools, equipment and materials.

Education and Experience:

• Must have current TDLR Class A license, or a Class B license with the ability to obtain a Class A license within one year of hire (required).

• At least one (1) year experience in HVAC systems is required..

• Must have appropriate EPA refrigerant certification (required).

• Must have valid Texas driver's license (required).
