JOB PERFORMANCE STANDARD Marketing Specialist
SKILLS, KNOWLEDGE & PERSONAL CHARACTERISTICS:
Creates and implements marketing programs, initiatives, and strategies that support and optimize the ongoing operational performance for the apartment communities.
SUMMARY OF FUNCTIONS:
The Marketing Specialist responsibilities require strong verbal and interpersonal skills along with a creative imagination and strong sales skills. In addition, the Marketing Specialist must have a solid understanding of how the company functions. Work will be performed independently on routine and regular assignments. Work is reviewed by a supervisor through conferences and observation of work methods and results.
Include but are not limited to the following job specifications:
Leads the development and execution of marketing strategies, and programs that support the achievement of financial goals.
Monitors traffic and sales activity on assigned communities in order to identify and execute improvement strategies.
Brainstorm and develop long-term and day-to-day innovative social media content and campaign ideas that achieve marketing goals.
Drive traffic and awareness to the property websites and properties through strategic and effective advertising across multiple social platforms.
Continuously improve advertising efforts through capture and analysis of specific social data/metrics, insights and best practices.
Develops local partnerships with businesses and employers for outreach marketing and networking opportunities
Identify issues related to marketing and leasing on internal focus communities and then troubleshoot those issues in order to execute a solutions-based plan of action
Supports digital marketing in implementation and management of marketing vendors including internet listing sites, websites, app services, and paid search agencies. Manages optimization of these sites with lead management systems.
Monitors and performs audits for online advertising to optimize website content and performance. Makes recommendations for packages and completes performance analysis.
Analyze current market data to identify opportunities, threats, and trends. Create effective action plans to increase both operational and financial performance for communities.
Cross-reference and analyze advertising lead reports with Knock lead reports.
Conduct competitive market analyses and market survey preparation.
Track and quantify impact of marketing actions on focus communities
EDUCATION AND EXPERIENCE:
College degree in Communications, Business, Marketing, New Media, or Public Relations
Demo will be required during interview process to demonstrate proven history of successful content and ad creation.
Digital marketing experience preferred.
Proficient with running advertising campaigns across multiple channels.
Excellent organizational skills and the ability to work independently, as well as give and take direction.
Ability to work under pressure and meet tight deadlines.
Must be driven, enthusiastic and a team player that will seamlessly work within our Digital department to create high-caliber content.
A highly flexible work schedule and willingness to work late nights and weekends is essential.

ORGANIZATIONAL RELATIONSHIPS: The position reports directly to the Director of Marketing
OTHER REQUIREMENTS: Hours of Work: Basic schedule includes, but is not limited to, coverage of office from 8:30am/9:00am to 5:30pm/6:00 pm., Monday through Friday with two days extended until 7:00pm and 9:00am to 6:00pm on Saturday.
Travel: Frequent overnight travel may be required.
