We are looking for a collaborative Manager, Tenant Coordination (TC) to join our team in Retail and Restaurant Project Management & Delivery. As a Project Manager, you will be an essential member of URW's Leasing & Tenant Coordination team. You will be responsible for the management of all aspects of the Tenant design, construction, and shop opening process.
To ensure URW provides optimal experiences, this person will be skilled at managing both the internal and external Design and Construction processes to best meet the needs of URW's business objectives. This position resides at the center of the Company's delivery of new shop and restaurant experiences within our Flagship Regional assets
Work closely with Management and other Departmental Leaders to implement strategies and processes that align our team's deliverables and the Company's overall business objectives.
Establish and implement the retail design direction and leading the opening coordination efforts for Operational Tenants within a portfolio of shopping centers, including in-line mercantile shops, restaurant/hospitality units and common area kiosks.
Serve as the functional expert regarding the Tenant Design Criteria & base building infrastructure; acting as the Landlord's liaison to coordinate with the Tenant, Leasing, Mall Management, Development, Design and Construction to ensure each tenant is open on time with the highest possible level of quality and design as well as local jurisdictional authorities to facilitate tenant permitting and inspections.
Oversee retail and restaurant projects from pre-LOI to Open. Establishing open and effective relationships with internal Leasing, Tenant Coordination, and Internal/External Business Stakeholders to become a trusted partner for their Real Estate goals and be a respected ambassador for the Leasing & Tenant Coordination Team.
Work both independently and within a team structure to deliver Company objectives.
Maintain an in-depth knowledge of industry standards and best practices, including developing and maintaining connections with retailer counterparts, understanding retailer prototypes, developing a knowledge base of retail and dining trends and their performance.
Bachelor's degree in architecture, Interior Design and/or related field or equivalent.
3-5 years or more experience as Project Architect, Project Designer, and/or experience within an Architectural and/or Construction Management setting.
Hands-on knowledge of Construction Project Management and Retail and Restaurant Design.
Decision-making qualities including effectively balancing and integrating business intuition.
Organized, goal oriented, ability to develop and maintain effective relationships and works well in small and large groups.
Ability to clearly articulate point of view verbally and in writing and quickly grasp business objectives and strategies.
Strong relationship building and team skills.
Demonstrated Proficiency in Bluebeam, MS Office (Word, Excel, PowerPoint), Project Scheduling Applications, Adobe Creative Suite (Illustrator, Photoshop, InDesign) & Sketchup (or equivalent 3-D modeling).
Demonstrated Experience in Revit and additional Adobe Creative Suite applications a plus.
Strong, demonstrated visual presentation skills including modeling, perspective sketching, graphic design and rendering (hand or computer generated)
Demonstrated aptitude in strategic thinking & analysis as well as solution & change management
Knowledge & understanding of Mechanical, Electrical, Plumbing, HVAC, Fire Protection & Fire Alarm systems/codes as well as ADA code
Excellent verbal, written, visual, and negotiating communication skills and aptitude with both internal and external entities
Demonstrated aptitude in strategic thinking & analysis as well as solution & change management.
