ABOUT THE ROLE:

Working in conjunction with the Senior Vice President, Management and Operations and the Vice President, Development, the Manager will represent Owner/Landlord to manage projects across the Summerlin portfolio, including current and future projects (primarily approving and managing tenant-directed build-outs) in Retail, Office, Commercial, Multi-Family, and Hospitality based on project requirements. Candidate is to possess leadership, communication, analytical and problem-solving skills to ensure Landlord and Tenant work, schedule, design, permitting, construction, and overall quality meets project standards and expectations while collaborating with multiple stakeholders. The ability to manage multiple construction efforts in a high pressure, fast-paced environment is critical.

Candidate will act as the Landlord's representative to outside stake holders including but not limited to General Contractors, Building Departments, local municipal utility districts, local health department and other local governmental authorities and constituents having authority, Tenants, and their teams. Candidate required to use clear, concise, and professional verbal and written communication at all times.

Additionally, the candidate may act as Tenants' representative to internal departments including but not limited to: Leasing, Development, Construction, Design & Production, and Company executives on as needed bases. The Project Manager may also be required to act as Tenants Construction Manager in turn-key lease opportunities.

WHAT YOU WILL DO:

  • Communicate effectively with all team members, internal and external, to facilitate lease execution or project release.

  • Representing the Landlord, coordinate all construction in operational buildings to ensure the operational Tenants can function with little to no interruption.

  • Review building documents to ensure premises delivery standards are consistent with lease agreement and deliverables and resolve any conflicts with tenant or project team.

  • Communicate verbally and effectively the technical and design requirements with procedural milestones to Tenant representatives.

  • Produce schedule scenarios to support leasing and legal efforts during lease negotiations.

  • Coordinate and /or facilitate project meetings, including but not limited to design "kick-off", pre-construction and construction site meetings.

  • Prepare and solicit Request for Proposals (RFP), to include thorough analysis and review of RFP submission with bid evaluation meetings and recommendation of award.

  • Manage effective value engineering exercises to reduce cost without sacrificing program / quality or increase quality / program without increasing cost.

  • Prepare and coordinate contracts with internal Legal team.

  • Prepare and negotiate Change Orders.

  • Review Landlord Work Exhibits (Exhibit B or C) and communicate conflict resolution options to the Leasing and Development Group as needed to support lease execution.

  • Review Letter of Intent (LOI) with ability to determine scope beyond standard delivery and communicate information with internal Pre-Construction Department to estimate the differential cost.

  • Complete and process design and constructability reviews of tenant or project document submissions and communicate corrections and modifications to meet established criteria and

  • Review and process Invoices and Tenant Allowance (TA) to include Lien Waivers with internal payment procedures.

  • Maintain and update regularly tracking systems utilizing HHC platforms to include milestone schedule updates, budget, tenant allowance and project updates.

  • Conduct field verifications to ensure completion of all agreed upon deliverables and facilitate/manage corrective actions as necessary.

  • Effectively manage all aspects of the Tenant Coordination process including design and project management for both tenants required buildouts and landlord work.

  • Work in collaboration with the Operations team on capital projects and special projects as assigned.

  • All other responsibilities as determined by the needs of the project to meet the projected opening date and budgets.

ABOUT YOU:

  • Degree in Architecture, Engineering, Construction Management and/or related fields preferred. Candidate with other degree background with experience and knowledge in this specific field and type of work may be considered.

  • Three to five years experience and ability in managing multiple tenant design and general contractor teams on behalf of Owner/Landlord inclusive of but not limited to motivating, organizing workflow, delegating, and providing direction or instructions.

  • Thorough knowledge and utilization of MS Office (Outlook, Word, Excel, Project, Power point). Bluebeam experience preferred.

  • Previous working experience with General Contractors, architects, and engineers, strongly preferred.

  • Willingness to learn Salesforce, SharePoint, and E-Builder.

  • Detail oriented with strong technical knowledge.

  • Thorough working knowledge of all construction trades, with particular emphasis on building systems.

  • Strong leadership, organizational, communication and relationship management skills.

  • Strong planning and project management skills.

  • Set project milestones and manage internal resources to meet required deadlines.

  • Foster a culture of excellence, innovative thinking, and positive attitude.

  • Ability to work both independently and in a team environment.

  • Build effective relationships with HHC team members, design team, specialty contractors, utilities, city/county planning and building departments, inspectors, suppliers, and user groups that reflect and support company core values.

  • Thorough understanding of contractual issues and ability to negotiate agreements.

  • Excellent ability to read and understand technical specifications and drawings.

  • Ability to professionally communicate when under pressure of multiple demands.

  • Must be able to meet deadlines and put in the time needed to get the job done.

  • Effective oral and written communication skills.

  • Ability to focus attention to detail and recognize discrepancies.

  • Ability to accommodate varied work hour requirements.

  • Knowledge of or working experience with commercial leases highly preferred.
