Saint John's University invites applications for the full-time position of Manager of Custodial Operations and Services. This position has responsibility for the custodial care of the academic, residential, and recreational facilities of the University, and directs and manages all aspects of custodial service operations. The Manager of Custodial Operations and Services reports to the Physical Plant Office Manager and is a member of the Physical Plant management team.

1.Provide overall management and leadership of the custodial department to deliver services to the entire Saint John's University community in a timely, efficient, and effective manner. Interacts and maintains positive working relationships with colleagues at all levels within the University.
2.Manages and supervises the entire custodial services team:
In collaboration with the supervisory team, plans, coordinates, and schedules all daily operations and projects as appropriate. Manages custodial services for all shifts, seven days a week, for all academic, residential, administrative, and recreational facilities on the campus, including routine operations and special events.
Supervises work in progress by both internal and external custodial staff and inspects completed assignments to ensure satisfactory progress, work quality, operating procedures and/or practices, efficiency, safety and other work standards are being maintained.
Conducts routine building walkthroughs and meets regularly with custodial staff and supervisors to evaluate overall cleanliness and condition of facilities. Provides monthly reports on findings to the Physical Plant Office Manager.
Upon authorization, oversees the recruitment, training, discipline, promotion and performance management within the Custodial Services Department. Updates and prepares job descriptions for review and approval by the Physical Plant Office Manager.
Conducts performance appraisals of the custodial supervisors. Reviews and follows-up as necessary on the performance evaluations and monthly building checks conducted by the custodial supervisors.
Determines the priority of departmental assignments, assigns these tasks to appropriate staff, and follows-up to assure such assignments are completed in an efficient, economical, safe and timely manner.
Maintains departmental records of personnel transactions and makes recommendations, as appropriate.
3.Provides recommendations on annual operating budgeting. Responsible for managing approved department budgets and for conducting programming goals within budget.
4.Manages acquisition, storage, inventory, issuance, and repair of custodial equipment and supplies, flooring, window coverings, appliances, and furnishings. Keeps up with changing equipment, products, and cleaning methods, implementing change when necessary.
5.Manages construction and contracting falling under the custodial services department including, but not limited to:
Develops and implements short and long range planning of flooring, window covering, and furniture related projects, working in conjunction with other departments as appropriate. Provides project recommendations and estimates to the Physical Plant Office Manager for submission of appropriate budgetary requests.
Serves as a member of project planning committees for major projects and assists with development of project specifications, as appropriate.
Attends construction meetings on major projects and participates in punch list evaluations.
Coordinates and supervises pest control, carpet cleaning, window cleaning, and other services acquired from outside vendors.
Establishes procedures to ensure competitive pricing on projects and contracting.
6.Manages and supervises recycling and waste collection and transport of those items.
7.Approves the selection and maintenance schedule for capital cleaning equipment, and assures appropriate training of staff in its proper use.
8.Oversees management of university laundry operations, facilities, and equipment.
9.Plans and oversees procedural training, safety training, and professional development activities for all custodial department employees.
Periodically updates work procedures and department policies.
Initiates the acquisition of Safety Data Sheets and provides staff instruction on proper usage.
Exercises "Right-to-Know" and OSHA requirements, setting working conditions and standards to comply with changing environments and regulations.
1.A bachelor's degree and/or related certification is desirable.
2.A minimum of five years of managerial and/or supervisory experience (preferably in a college or university environment) in the Custodial & Operations area.
3.Proficiency in MS Office required.
4.Effective communication, interpersonal relations, supervisory and training skills.
5.Ability to establish and maintain effective working relationships with internal & external clientele.
6.Ability to promote, instill and maintain a high level of competence and morale within the custodial department.
7.Proven ability to communicate effectively verbally and in writing.
8.Demonstrated ability to formulate an operating budget and to conduct programming within budget.
9.Ability to exercise independent judgment and demonstrate effective leadership in performing assigned responsibilities at all levels.
10. Ability to respond after regularly scheduled hours for callbacks/emergencies via phone or in person as situation dictates.
