Responsibilities

Manages the associates responsible for the general operating maintenance and repair of the buildings and grounds to maintain proper care of the assigned community(s) in accordance with current federal, state, and local standards/regulations and company policies.

Supervises the community maintenance, housekeeping and laundry (if applicable) staff, to include hiring, training, evaluating performance, resolving disciplinary issues and firing. Directs workers engaged in the maintenance and upkeep of the interior and exterior of the community. Inspects completed work for conformance to standards and policies. Oversees scheduled maintenance on: H.V.A.C., elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment. Coordinates maintenance requests by residents for items needing repair in their rooms, including repairing plumbing, electrical, heating and replacing light bulbs. Oversees repairs and maintenance of buildings including vacated rooms in a timely manner. This includes painting walls and cleaning carpets. Ensures walls, floor coverings, doors, and woodwork in the common areas of the community are properly maintained. Maintains positive communication with local fire Marshall, building inspector, state elevator inspector, and any other jurisdictions governing the community. Assesses all plumbing and electrical problems within the community and determines the best course of action to correct the problem. Works within the legal scope of local and state codes. Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals used and take necessary precautions. Assess property damage and file property damage claims in accordance with company policy. Responds appropriately to resident or community emergencies by assisting as needed.

Qualifications

Education and ExperienceHigh school diploma or General Education Diploma (GED); and two to three years related experience and/or training; or equivalent combination of education and experience.

Certifications, Licenses, and Other Special Requirements

Valid State Driver's License required for vehicle travel, as needed.

Management/Decision MakingApplies existing guidelines and procedures to make varied decisions within a department. Uses sound judgment and experience to solve moderately complex problems based on precedent, example, reasonableness or a combination of these.

Knowledge and SkillsPossesses extensive knowledge of a distinct skill or function and a thorough understanding of the organization and work environment. Has working knowledge of a functional discipline. Ability to multi-task and prioritize work.

Golf Maintenance Worker - Valley Hi Parks, Recreation and Cultural Services seeks a Golf Maintenance Worker for the Valley Hi Golf Course. Essential Functions - the basic job duties an employee must be able to perform: * Operate equipment such as tractors, riding mowers, hand mowers, weed eaters, edgers, blowers, and sand pros * Load and unload mower baskets, utility vehicles, and pickup trucks * Maintain driving range, clubhouse, and maintenance areas * Change putting green cups; top dress green and turf areas * Repair irrigation systems by digging up irrigation lines from ground level to four feet deep; replace PVC pipe and sprinklers * Load trucksters with sand and dirt * Apply fertilizer with a spreader by filling bin on spreader and pushing and walking behind spreader for long distances * Perform litter control by picking up trash receptacles and loading them into utility vehicles * Clean golf course facilities and restrooms * Clean and fuel utility vehicles, mowers, and other equipment after each use; report equipment mechanical issues * Operate self-propelled mowing equipment We are looking for candidates who demonstrate: * Knowledge of various power and hand tools including blowers, chain saws, shovels, rakes, and post hole diggers * Ability to safely use assigned tools and equipment, including riding and push mowers, aerifiers, edgers, trimmers, and blowers * Ability to establish and maintain effective working relationships * Ability to work around the public in a safe and courteous manner; provide excellent customer service Successful candidate will: * Be at least 18 years of age * Possess, or obtain upon hire, and maintain a valid, non-probationary Colorado driver's license not subject to restriction related to alcohol and/or drug violations or pending charges Ideal candidates will also demonstrate: * Experience which demonstrates knowledge of golf etiquette Additional Information Physical Demands: This position requires the ability to sit, climb, balance, bend, crawl, stoop, twist, reach, pull, stand, walk, kneel, and lift up to 50 pounds frequently and 100 pounds (with assistance) occasionally; and work around noisy equipment daily.
