Position Title: Manager I Lease & Disposition
Position Location: Quincy, MA
This position supports the development and implementation of the site-specific strategic objectives of the Leasing and Asset Management team, which oversees approximately 22,000,000 square feet of space. The Leasing team completed deals more than $80,000,000 in 2018 (Total Deal Value). The primary purpose of this position is to manage complex leasing transactions and other third-party tenant leasing and legal negotiations, real estate market and costs valuations, lease terminations, and other high impact and high-level real estate strategic initiatives for multiple brands and to indirectly supervise the work of one leasing specialist, whose primary responsibility the leasing related activities for existing 3rd party tenants across multiple brands. The incumbent should be extremely experienced and capable of understanding, managing, negotiating, documenting and analyzing the most complex leasing transactions and real estate developments and provide guidance to Directors and VPs on real estate investment projects. The incumbent is responsible for maintaining a complete knowledge of our investment properties available for lease within their banners, basic store operations, competitive stores, strategy and activity and real estate market knowledge in order to lead the leasing for the company's non-strategic real estate assets within their banners, which is critical to the Company's strategic real estate plan. The incumbent is challenged to oversee and advance the Company's most high risk and high impact leasing projects in the most challenging, aggressive, dynamic and sophisticated real estate environments. The incumbent is responsible for the day to day advancement of the company's real estate leasing strategy and plan implementation across multiple banners with limited daily access to supporting departments. The incumbent also has responsibility for mentoring and providing guidance to the other members of the Real Estate Leasing & Disposition Team and to be a key contact for the Brand real estate leadership teams.
Principle Duties and Responsibilities:
Execute New 3rd Party Tenant Leases to meet Company/Brand Financial Targets
Manage external process of hiring and firing brokers for non-storing assets, managing the outside brokers related to the formal process of marketing non-storing assets for lease, which process culminates in lease request submissions being submitted to the legal department for formal lease documentation.
Manage the internal processes related to the formal approval of all real estate leasing projects consistent with the Company's strategic real estate and capital plans for non-storing assets. These processes include coordination of the multiple internal groups involved in real estate leasing projects including operations and sales, legal, location research, financial planning, real estate accounting, strategy, real estate development, store planning, etc.
For high risk leasing transactions, the processes culminate in the preparation and presentation of formal capital approval requests to the Capex governance authority (L2) and Exco resulting in deal authorization.
Project Control, Impact Analysis and Approvals
Advise and provide guidance to the leasing specialist on strategic planning for existing third-party tenants across multiple brands, including without limitation the review and understanding of the brand specific objectives, the site specific objectives and limitations, and the implications of competitive strategy, and other real estate matters.
A key activity within these overall processes is contract negotiations that gains the legal rights necessary to finalize the transaction, which requires expertise in negotiating complex real estate contracts of multiple types with national, regional and local industry representatives from Vice Presidents to coordinators.
When the Company needs to assist a third-party development effort, the incumbent manages and interfaces with multiple internal and external stakeholders, including attorneys, engineers, construction leads/consultants, brokers, town representatives etc.
Strategic Planning and Competitive Activity Monitoring
Maintain a complete knowledge of the real estate market within various Brands and take the lead in advising the Director of Real Estate, the Brand President, Vice President of Strategy and Senior Leadership in the development of the real estate plan for non-strategic real estate assets. This includes monitoring competitive activity and maintaining relationships with all real estate stakeholders including landlords, developers, land owners, brokers, retail company real estate peers, and other professionals such as real estate attorneys, land use attorneys, public relations, etc.
The incumbent will take the lead in developing and managing complex leasing transactions with high risk uses to successfully navigate the needs and concerns of various internal and external stakeholders, while looking to achieve the Company's financial and strategic objectives.
Executing the Strategic Real Estate Plan
Advise and provide guidance to the Director of Real Estate on strategic planning for all non-storing assets across multiple brands, including the implications of competitive strategy, use and term impact, and other real estate matters.
Will participate in Brand Real Estate Meetings, responsible for Capex submissions for Capex Authorization Meetings for high risk leasing transactions and CRC renewal and non-renewal packages, CERE and pre-Capex Authorization Prep Meetings and other internal and external meetings.
Maintain key relationships with the Brands, including Real Estate Development, Operations, Brand Strategy, Store Development, Legal etc. to timely advance the Strategic Plan for all non-storing investment assets in order to maximize the value of the Company's real estate investment assets and mitigate the Company's overall exposure.
Activities include negotiations of use restrictions and other long- and short-term property rights and obligations, the resolution of tenant conflicts and participation in special projects
Project Budgeting and Forecasting
Oversee the development of and management of the contractual obligations, cost control, timing and other critical functions related to active and pending lease transactions.
Provide annual projections for leasing transactions and quarterly updates to the brands.
