Job Description:
The Manager, Healthcare Strategy & Research will help drive Net Operating Income (NOI) by leading efforts to optimize portfolio growth strategies and inform capital & resource allocation decisions. As a key member of the business function, the manager will provide accurate, insightful, forward-looking and timely healthcare business and market intelligence, all in support of the proactive oversight of Ventas's Healthcare and Outpatient Medical & Research Portfolios (approximately 570 properties, $1B in Net Operating Income.)
Located in Chicago, the primary goal of this position is to develop current and predictive insights on the healthcare & life science industries and markets, policy and regulatory environments, and providers/tenants to identify opportunities and risks within the Healthcare and Outpatient Medical & Research Portfolios. Sectors of focus will include, but are not limited to, service providers (particularly care providers such as acute and specialty hospitals, and outpatient and post-acute settings), life science & biotech industry outlooks, tenant credit profiles and access to capital. Success means that recommendations from work will drive meaningful portfolio optimization and NOI impact once implemented.
The Manager will work in partnership with the Healthcare and Outpatient Medical & Research Asset Management teams and will report to VP, Asset Management. Additionally, the role will collaborate and interact with other internal teams such as Investments, Investor Relations, Corporate Finance, Financial Planning & Analysis, and Leasing.
Responsibilities:
Lead and conduct healthcare industry, regulatory, and market activity research across acute, post-acute, outpatient medical, and life science/research assets; provide recommendations based off of this research
Provide thought leadership and prepare proactive and ad-hoc portfolio analyses, reports, and presentations for senior management and key stakeholders across Asset Management, Property Management & Leasing, Financial Planning & Analysis, and Investments to help guide operating and investment / disposition decisions
Lead portfolio segmentation efforts to help inform resource & capital allocation, such as redevelopment and capital recycling opportunities; incorporate predictive analytics where applicable
Lead benchmarking of REIT competitors and healthcare operators including public earnings coverage for multiple asset classes across the Healthcare and Outpatient Medical & Research portfolios
Create and maintain system to receive, organize and digest key industry, policy and market events
Maintain and continually enhance market tracker used to inform Asset Management teams and senior leadership of relevant recent industry/market/public policy events and themes
Synthesize and communicate key industry, policy and market events to maintain sector theses
Project future overall portfolio performance in assistance with Asset Management teams, while leveraging industry/competitor/market analysis, in efforts to proactively spot risk
Lead other special and ad hoc projects as assigned by the VP, Asset Management
Develop and prepare written materials (memos and presentations); present to Senior Leadership
Maintain best practices by coordinating frequently with Senior Living Strategy & Analytics team
Provide guidance and mentor Financial and Research Analyst(s)
Qualifications:
Bachelor's degree in Finance, Economics, Accounting, Real Estate or similar business field required
Ideal candidate will have 7+ years' experience in consulting, corporate strategy or finance in a management consulting or healthcare firm
Deep experience and knowledge of the healthcare industry is a must; with emphasis in public policy, regulatory and reimbursement environments, along with ability to provide a view of historical and current healthcare trends to help inform future trends and the economic outlook across relevant sites of care
Strong understanding of financial statements (Income Statement, Balance Sheet, Cash Flow)
Strategic thinking and problem solving; ability to synthesize complex problems and facilitate decision-making; experience in writing business cases is a plus
Ability to determine appropriate data needs, analyze data from multiple sources, draw insights, and effectively communicate key findings / recommendations
Strong communication skills
Self-motivated and team-oriented; ability to work collaboratively across functions and departments
Ability and desire to work in a deadline-oriented environment with competing priorities
Intellectually curious - a quick learner who combines previous professional and personal experiences to offer new ideas and approaches to the business
Bias for action, strong initiative and results orientation, with a track record of generating results from multi-functional projects
Experience with research tools such as Definitive Healthcare, PitchBook, Moody's and S&P
Ability to travel up to 15% of the time
