$99,778 - $134,699 - $169,622
Given the financial nature of this position, this position has been defined as a position requiring a credit check. Prior to being hired, promoted, or transferred into the position, the candidate must successfully pass a credit background check.
SUMMARY:
Manages the resources of the General Services Department including Building Maintenance, Security, Janitorial contract services, and is responsible for all space planning, real estate procurement and building construction activities. Manages support to all organizational facilities and related service activities.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Establishes strategic guidelines, long-and short-term objectives, and boundaries for work unit planning, operation, and evaluation
Reviews and approves each work unit's operating plans and provides support during implementation to assure that delivery of services meets the customer's needs with desired timing and quality
Prioritizes and allocates resources to meet overall corporate objectives
Delegates and directs support of the work effort to supervisors and employees to ensure that coordination is maintained
Evaluates operational performance of the work group to ensure Company objectives are met
Monitors and manages applicable company policies and procedures in accordance with organization's guidelines
Creates a work environment that encourages taking risks, rewards, initiative, creativity, and is adaptable to a changing environment
Oversees business and retail property management, tenant relations, space planning and property leasing and purchases
Coordinates project managers on large remodel and construction projects

QUALIFICATIONS
MINIMUM EDUCATION AND/OR EXPERIENCE:
Bachelor's degree from four-year college or university with seven to eight years related experience including two years of management experience, or equivalent combination of education and/or experience related to the discipline.
Master's degree preferred.
SUPERVISORY RESPONSIBILITIIES:
Solely responsible for managing supervisors and managers within General Services. Ensures that all General Services personnel are trained through on-the-job training, organization's in-house courses, and/or outside schools and conferences, as required. Counsels subordinate supervisors and employees on a regular basis.
COMMUNICATION SKILLS:
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations
Ability to write complex reports, business correspondence, and procedure manuals
Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public
MATHEMATICAL SKILLS:
Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry
Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations
COMPUTER SKILLS:
Working knowledge of spreadsheet and word processing software
ANALYSIS AND PROBLEM-SOLVING ABILITY:
Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
PHYSICAL DEMANDS:
While performing the duties of this job, the employee is regularly required to stand and/or walk up to 2/3 of the time and sit up to 1/3 of the time and talk for long periods of time. The employee must occasionally lift and/or move up to 10 pounds. Employee may work near moving parts and be exposed to moderate noise.
