Job Description:

The Manager, Fund Finance will play a critical role in building and supporting the exciting, rapidly growing Ventas Investment Management ("VIM") business unit. VIM is a strategic growth platform for Ventas.

The VIM Platform has $5.4 billion in assets under management and consists of the Ventas Life Science & Healthcare Real Estate Fund, a life science development joint venture with a sovereign wealth fund and a senior housing development joint venture with a state pension fund.

Ventas expects to rapidly grow assets under management, both through the Fund and other joint venture vehicles.

Reporting directly to the Director, Fund Finance, this position will assist the Ventas Investment Management Team in executing and enhancing the financial processes, controls, reporting and operations for the Fund and other joint ventures. This position will have significant interaction and exposure to the Ventas Executive Leadership team, the VIM team members, Ventas Asset Management, Investments, Treasury and Accounting teams. The role will also play a critical role interfacing with the Fund administrator, investors and joint venture partners.

The ideal candidate possesses a high level of energy, positive attitude, attention to detail and the ability to work effectively and collaborate across work groups. The role requires 7+ years of accounting experience including relevant experience in fund, joint venture, and fair value accounting.

Responsibilities:

  • Lead a team of fund accountants to ensure timely and accurate financial close and reporting for all third-party capital ventures.

  • Detailed review of the monthly financial close prepared by the fund accountants on both a historical cost GAAP basis and a fair value GAAP basis, identifying and completing a thorough review of any new or complex transactions.

  • Review monthly, quarterly, and annual external investor reporting, as prepared by the fund accountant or the senior accountant, to ensure timely and accurate reporting to investors including financial statements, capital account statements, capital calls, distribution notices, DDQ Templates, ILPA templates, etc.

  • Mentor the team of fund accountants to increase their efficiency and accuracy in preparation of key deliverables and entries, as well as their understanding of the accounting and industry concepts behind them.

  • Coordinate with third party administrator, auditors, and other external relationships as necessary.

  • Assist in preparation and review of critical investor related metrics such as time weighted returns, distribution yield, and net asset value.

  • Ensure that joint venture relationships are accounted for in accordance with all applicable legal and financing agreements throughout the life cycle of the venture (formation, development, stabilization, unwind, etc).

  • Coordinate with external auditors for year‐end audit by delegating audit requests to the appropriate team(s) and explaining complex transactions to ensure a completed audit within the timelines required by vehicle documents

  • Review financial statements and footnotes, ensuring appropriate disclosure of material activities during the year as well as correct statement of cash flows presentation for such items.

  • Lead/participate in implementing new technology and efficiency initiatives/projects.

  • Review certain 10K/10Q disclosure supporting schedules for submission to internal financial reporting team.

  • Monitor procedures and internal controls to ensure compliance with Company policies and make recommendations to management for improvements

Qualifications:

  • Must have 7+ years of relevant professional accounting experience in the private equity real estate industry.

  • Bachelor's Degree in Accounting required; CPA designation is preferred

  • Knowledge and experience with Fair Value GAAP accounting (ASC 820) and the key differences from traditional GAAP seen in the real estate industry.

  • Experience in Yardi Voyager general ledger system, particularly with the Investment Accounting module and the equity rollups functionality.

  • Deep understanding of financial statements, how they interact with one another, and experience preparing a statement of cash flows.

  • Ability to identify the appropriate governing legal document, read the relevant sections, and understand/apply accounting impact in the financial close.

  • Demonstrated interpersonal skills to successfully mentor team of fund accountants including: active listening, adapting coaching techniques to various learning styles, motivating and encouraging critical thinking skills, patience to create learning moments from mistakes, and ability to explain difficult concepts in a way that fosters understanding.

  • Successful track record working and thriving in a deadline driven environment, applying organizational skills and critical thinking to keep the team prioritized appropriately and communicate effectively when challenges arise.

  • Attention to detail in review and understanding which areas require focused attention based on sensitivity and/or complexity of the topic.

  • Must be forward thinking and a leader of change in an environment that is constantly seeking opportunities to improve upon existing processes, create efficiencies and deliver results to business partners.

  • Proficiency in Microsoft Excel and PowerPoint; Workiva experience is a plus

The compensation available for the role considers a variety of factors including, but not limited to, work location, individual skill set, previous/applicable experience, and other business needs. The estimated salary range for individuals who work in New York City is $125K to $180K. The above salary range represents Ventas' good faith and reasonable estimate of the possible base salary range at the time of posting and is one part of the total rewards Ventas provides to employees.
