Job SUMMARY

Manages all aspects of the integrated facility operations and services for the Marriott Headquarters building and satellite buildings.

EXPECTED CONTRIBUTIONS

  • Interface with all Marriott HQ and MCNC departments on matters relating to all facility operations and maintenance issues to ensure client satisfaction.

  • Manage the daily activities of all facility operations to include, technical, mechanical, and aesthetic appearance for Marriott Headquarters and satellite buildings.

  • Oversee the supervision of associates which includes work allocation, training, and problem resolution.

  • Oversee the activities of external/internal contract associates; monitor and inspect work to ensure adherence to contract specification and industry standards.

  • Adherence to MOSHA, OSHA and EPA requirements as related to all facility operations.

  • Administer Computer Managed Maintenance System.

  • Remain available on a 24-hour, 7-day on-call basis as a principal respondent to Marriott Headquarters and satellite building emergencies and off-standard situations.

  • Develop, execute, and monitor operating and capital budgets, and ensure accomplishment of established goals.

  • Specific duties include the following:

  • Overall responsibility for day-to-day operations of the Maintenance department

  • Establishes departmental priorities

  • Develops short-term and long-term planning

  • Recommends organizational changes

  • Schedules capital expenditure as well as maintenance department projects

  • Establishes work standards and operating procedures

  • Ensures compliance with project plans and specifications

  • Reads and interprets construction drawings, blueprints, shop drawings, and other diagrams

  • Determines the appropriate equipment, tools, manpower, and materials to be used for assigned projects

  • Prepares and approves purchase orders, accident reports, work releases, and contracts

  • Exercises full supervisory authority in the department to include hiring, evaluating, promoting, and terminating personnel

  • Initiates disciplinary action as needed

  • Develops and oversees preventive maintenance program for building equipment and systems

  • Directs the operation and maintenance of building HVAC equipment

  • Formulates and programs updates to building systems

  • Analyzes and solves technical maintenance issues

  • Assures that critical applications and security, fire, and emergency systems are maintained, updated, and inspected, and that they conform with local, state, and federal codes

  • Directs Chief Engineer and maintenance supervisors

CANDIDATE PROFILE

Key Skills/Requirements:

  • First Class Stationary Engineer's Operating License or equivalent required.

  • CFC universal certification required.

  • HVAC journeyman's license or equivalent required.

  • Minimum of eight-years of supervisory or management background in a facilities management position:

  • Knowledge of materials, methods, industry best practices, and equipment used in facility maintenance, repair, and construction activities

  • Knowledge of the types of repairs and the levels of maintenance generally performed in building, grounds, and vehicle maintenance and repair programs

  • Knowledge of occupational hazards, standard safety precautions, and safe work practices

  • Knowledge of record keeping and reporting procedures

  • Knowledge of organizational and management practices relating to the analysis and evaluation of programs, policies, and operational requirements

  • Ability to provide administrative and professional leadership

  • Ability to analyze problems, identify alternative solutions, and forecast the consequences of proposed actions

  • Ability to recommend and implement goals, objectives, and best practices in support of effective departmental operation

  • Ability to research, analyze, and evaluate new technologies, procedures, and techniques

  • Ability to meet attendance schedule with dependability and consistency

  • Minimum of five-years experience building an automation system.

  • Valid driver's license required.

  • Must possess a working knowledge of MOSHA, OSAH, EPA, FDA, and Health Department regulations.

  • Excellent verbal and written communication skills.

  • Excellent leadership, team building and training abilities.

  • Proficient technical computer knowledge.

  • Ability to meet the physical demands for successfully performing the essential functions of the position including work performed near moving mechanical parts, and work performed outside in extreme weather conditions that may include wind, rain, snow, ice, cold, and heat.

Education/Experience:

  • Four-year degree from an accredited university with a major in Mechanical Engineering, Building Construction or related field, or equivalent work experience.

  • High school diploma, GED or equivalent.
