Job Summary

The Facilities Manager will be the single point of contact responsible for facilities management, assisting the Regional IFM Manager and the Corporate Real Estate team with the delivery of quality facility management services. The role is responsible for managing the assigned sites within the account, owned and/or occupied portfolio in accordance with the requirements of all local, state and federal requirements. The position will be responsible for all line of business and third party relationships with the assigned buildings. This role will coordinate and manage tenant requirements and service delivery to ensure satisfaction. The position ensures client assets are operated and maintained in a cost effective non-impacted manner while providing a safe, clean, and comfortable work environment. The Facility Manager develops operating and capital budgets, controls costs, and coordinates service provider and staff activities. Leveraging organization skills, problem solving, and creative thinking they resolve escalated issues, drive continuous process improvement and team development in a dynamic environment. The position provides regular performance feedback, development and coaching to direct reports and will have extensive interaction with internal and external customers to ensure seamless delivery of these services while meeting Jones Lang LaSalle's goal to provide our clients with the highest level of client service available.

Relationship Management

  • Support the Area Manager in the implementation of short and long-term projects for the client project

  • Develop and implement innovative programs, processes and procedures that reduce short and long term operating costs and increase productivity by working closely with the Facility Management Lead and the client.

  • Oversee the appropriate monthly/quarterly/annual reporting appropriate for the client.

  • Oversee the development and management of the capital and expense budgets by interfacing closely with the client representative

Program Analysis and Development

  • Develop and implement innovative programs, processes and producers procedures that reduce short and long term operating costs and increase productivity by working closely with the Facility Management Lead and the client.

  • Support the IFM Manager in the implementation of short and long-term projects for the client project

  • Develop monthly/quarterly variance reporting on all operating budgets for each property on a timely basis

  • Input to and support development of capital planning

Compliance

  • Provide overall facility services in accordance with accounts' standard processes and procedures including application of policies and programs, coordination of information

  • Ensure compliance with portfolio wide initiatives and required local, state and federal laws and regulations that pertain to the operating of facilities entrusted to the

People Management

  • Responsible for overall team management, staff development and planning. Execute staff succession and growth plans.

  • Involved in compensation planning process

  • For every direct report, build actionable and measurable career development plans; direct report in consistent conversations regarding progress

  • Any and all other duties and tasks assigned.

Knowledge, Skills & Abilities

MINIMUM REQUIRED

PREFERRED

Education/training

  • Bachelor's degree or equivalent work experience in Facilities Management with management/technical emphasis

  • MBA desirable

  • CPM, RPA, or CSM designation

  • Real estate license

Years of relevant experience

  • Minimum of 8 years industry experience required either in the corporate environment, third party service provider or as a consultant

Skills and knowledge

  • Strong organizational and management

  • Strong interpersonal and supervisory skills

  • Strong presentation skills

  • Knowledge of real estate, telecommunications, furniture, accounting and building systems helpful

  • Excellent verbal and written communication skills

  • Proficient in MS Office, and MS Share Point

  • Computer proficiency in CMMS Supervisory

    Responsibilities:
  • Matrix manage both technical and administrative staff

  • Oversee multiple facilities of different functions

  • Supervise vendor performance during normal and off hours including weekends when necessary

  • Experience in matrix management organization desirable

  • Strong organizational, management, and supervisory skills

  • Knowledge of real estate, telecommunications, furniture, accounting and building systems helpful
