Job Title Manager

  • Building Trades & Mechanical Maintenance Full Time/Part Time Full Time FLSA Exempt General Job Description

This is a managerial position responsible for managing the maintenance and operations of the university's climate control, electricity distribution, plumbing, utility management, carpentry, paint, sign/graphics, electronics, and lock shops and crews. Responsible for ensuring an efficient program of maintenance and repair of all campus buildings and related systems, structural items, and equipment; maintaining daily contact with campus departments; supervising appropriate trade/craft personnel; and developing and coordinating preventative maintenance schedules and setting performance standards. Requires regular on-call status to perform duties. Works under limited supervision, with considerable latitude for the use of initiative and independent judgment. Reports to the Assistant Director of Construction.

Essential Job Functions

  • Manages the university's electrical, electronics, plumbing, utilities, heating, ventilation, air conditioning (HVAC), carpentry, paint, sign/graphics, electronics, and lock shops and crews.

  • Hires, trains, and supervises assigned staff.

  • Inspects buildings for existing and potential problems and inspects in-house and contracted work throughout its progress and upon its completion for practicality and concerns.

  • Works with engineers to determine the practicality of designs (blueprints) and edits designs as needed.

  • Writes specifications for machinery and equipment.

  • Maintains current knowledge of all applicable building codes and other regulations such as ADA-related requirements, hazards, and fire safety to ensure departmental safety and compliance with all rules and regulations.

  • Researches and recommends vendors for purchasing; reviews and negotiates bids as needed.

  • Prepares material take-offs to determine cost, necessity, custody, and appropriation of materials and equipment. Locates materials and equipment as needed for university projects and system repairs.

  • Plans and coordinates installation of equipment and machinery.

  • Determines work protocol and needs. Schedules work to minimize interruption to normal university operations.

  • Monitors and exercises control over daily work orders received.

  • Plans, coordinates, and supervises large mechanical construction and general construction jobs.

  • Works with faculty and staff to develop plans for renovations.

  • Works nights, weekends, and on-call after hours, as required.

Non-Essential Job Functions

  • May choose outside contractor for subcontracted work and act as overseer of projects.

  • Supervises, coordinates, and signals for rigging, lifting and hoisting operations involving cranes and mechanical lifting devices.

  • In emergency situations, allocates resources to assist utility companies (such as electric, gas, and water, roofers, flood restoration, etc.) in getting utility set up or service restored at the university.

  • Performs other related duties as assigned.

Required Knowledge, Skills, and Abilities

  • Knowledge of, or the ability to learn, university policies, procedures, and infrastructure.

  • Knowledge of applicable safety and accident prevention requirements.

  • Skill in the using computer applications including spreadsheet, database, and word processing software.

  • Organizational skills in managing projects simultaneously while maintaining a satisfactory work product.

  • Ability to read and understand electronic schematic drawings and construction blueprints.

  • Ability to react quickly and calmly in emergency situations.

  • Ability to maintain effective interpersonal relationships.

  • Ability to train and supervise others.

  • Ability to problem solve a variety of situations.

  • Ability to manage a budget and work within the constraints of that budget.

  • Ability to understand, investigate, and resolve employee and customer complaints.

  • Ability and desire to assist assigned staff with job-related tasks.

  • Ability to regularly serve on-call duty and work evenings, nights, and weekends as necessary.

  • Ability to obtain and retain required training related to the area of responsibility.

  • Ability to obtain a Texas driver's license, SFA permit, and van certification prior to employment.

  • Physical condition adequate to permit full performance of duties.

Physical Demands Required Education

Bachelor's degree in engineering, construction, or a related field is required. Related experience may be substituted for required education on a basis set forth by the Department of Human Resources.

Required Experience and Training

Four years of related experience is required. Supervisory experience in mechanical maintenance or building trades profession is required.

Preferred Qualifications

One or more of the following is preferred: class A air conditioning license, refrigerant certification, plumbing license, and/or journeyman electrician.

This position is eligible for participation in the Teacher Retirement System of Texas (TRS) retirement plan, subject to the position being at least 20 hours per week and at least 135 days in length.
