Duties and Responsibilities: As a Make Ready Technician at The Ridge at Lebanon, your responsibilities will include but are not limited to:

• Inspecting vacated apartment units and completing make-ready checklist.

• Preparing apartments for tour/next resident move-in, including lock changes, move-out inspections, trash out, punch out, and scheduling vendors when necessary.

• Changing A/C filters.

• Performing painting duties.

• Maintaining the work order system, logs, and other records as needed.

• Tracking and completing service requests on occupied and vacant apartments, office/clubhouse, and amenities.

• Performing timely repairs, including electrical, plumbing, HVAC, carpentry, lighting, etc.

• Displaying a friendly and courteous attitude towards residents and other employees.

• Performing building and common area upkeep daily.

Requirements: To succeed in this role, you should have:

• 2+ years of related maintenance experience and/or training.

• Excellent customer service skills with the ability to work well with others.

• Strong knowledge and skill in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.

• Proficiency in all areas of apartment maintenance, including plumbing, electricity, painting, drywall, floor coverings, carpentry, locks, appliances, pools & spas, roofs, and life safety equipment.

• Team-oriented mindset with the ability to work independently on occasion.

• HVAC or EPA certification (preferred).

• Pool operation and maintenance experience (preferred).

• Availability to rotate in an "on-call" capacity related to our 24-hour routine maintenance guarantee.
