The Maintenance/HVAC Technician is charged with the primary responsibility for operations, maintenance, repairs, and updates of all building systems. An important component of this role is leveraging customer relations opportunities to promote open communication and trust between Highwoods and our customers. Will represent Highwoods in a professional manner to customers, vendors and the public. Must be a team player with good communication and organization skills and work with co-workers for the good of Highwoods and our customers.

Responsibilities:

  • Monitor the building HVAC system to make sure the systems are optimally starting to reach tenant comfort level by programmed start time. Check the calibration of the HVAC sensors on a routine basis for proper operation and maximum operational efficiency.

  • Work with HVAC Contractors to make repairs, modifications, and alterations to building systems as needed.

  • HVAC systems knowledge, minor HVAC troubleshooting, repairs and/or diagnostics. Must be capable of replacing condenser fans, contactors, capacitors, fan blowers, condenser pumps, recharging refrigerant etc.

  • Make schedule and program changes to the various functional systems to provide the most effective and efficient building environment.

  • Identify ways to make enhancements to existing systems. Maintain routine contact with system manufacturing representatives regarding any firmware upgrades or equipment modifications.

  • Monitor and maintain budgets with constant communication with the Property Manager.

  • Responsible for ordering and maintaining proper stock for repairs while following budget guidelines.

  • Responsible for the overall maintenance of building, utility systems and building equipment.

  • Monitor water chemical treatment program for cooling tower

  • Be responsible for all record keeping and equipment logs on a routine basis.

  • Assist and coordinate all life safety systems inspections, service and/or repairs.

  • Investigate and monitor repeat customer-related calls and report them to your immediate manager or the property manager.

  • Establish and update planned maintenance based on the manufacturer recommendation on all systems.

  • Promote the conservation of energy through proper maintenance of equipment, energy management programs and special lighting programs. Establish methods of tracking energy consumption.

  • Organize, maintain and ensure that all maintenance shop, storage, mechanical and electrical areas are well maintained, tools/equipment are in place and well organized, and that the general condition of the areas mentioned are neat and clean. Tool inventory must be maintained, and all tools must be accounted for on a routine basis.

  • Assist with inclement/severe weather preparedness and response.

  • Perform routine building inspections according to company policy.

  • Perform minor leak repairs to plumbing, HVAC system, roof, windows and/or door ways.

  • Build strong customer relationships by proactively address customer concerns and inquiries, demonstrating a positive attitude and dedication to providing exceptional service.

  • Handle other duties as may be assigned from time to time by the Maintenance manager.

Job Requirements:

Employee must pass required federal background check for GSA space.

Documented training/certification/license in one or more of the following fields:

  • EPA Certified (Required)

  • Electrical

  • Plumbing

  • Mechanical

  • Customer service skills

  • Basic computer skills, excel, word, outlook

Education:

High School Diploma or equivalent required. Education from one of the following is preferred:

  • State, county or local governmental agency

  • Approved/sanctioned Technical Institution and/or

  • College or University

In one or more of the following fields:

  • Electrical

  • Construction

  • Roofing

  • Building Life Safety Systems

  • Plumbing

  • Carpentry

  • Mechanical

Experience:

A combination of no less than (5) years of experience/education in commercial office building systems maintenance specifically including the following areas: Mechanical/HVAC, Electrical, and Plumbing. Any education/training experience must be from a reputable Technical Institution or College. Supervisory experience preferred and strong communications, organizational and mentoring skills highly desirable.

Work Environment:

While performing the duties of this job, the employee may be exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme outdoor conditions (cold/hot weather, wind, precipitation). The noise level in the work environment and job sites can be loud. Must be comfortable working on the roofs of office buildings and climbing ladders.

While performing the duties of this job, the employee is regularly required to talk and hear; this position is active and requires the employee to stand, walk, balance, bend, kneel, stoop, crouch, crawl, and climb. The employee must use hands to handle or feel; grasp and reach with hands and arms - must be able to work frequently with arms extended above head. The employee must occasionally lift, push or pull up to 50-pound items. Specific visual acuity required by this job include close, distance, color, and peripheral vision; and depth perception. Ability to read, understand, and to communicate information and ideas clearly in writing and orally required.
