Your day to day

JOB OVERVIEW:

Performs simple maintenance and cleaning duties in guest rooms, public areas and grounds of the hotel that do not require practical skill or knowledge of a trade.

DUTIES AND RESPONSIBILITIES:

  • Complete basic maintenance related tasks and deep cleaning to keep guest rooms and public areas in an excellent state of cleanliness and repair.

  • Assist with completion of the preventative maintenance checklist and complete minor repairs work orders such as replacing ceiling tiles, light bulbs, patching vinyl, unclogging toilets replacing faucet washers, etc.

  • Carry tools, prepare the worksite and assist maintenance representatives as needed

  • Clean and sweep the parking lot and sidewalk areas.

  • Cut, prune and water the lawn and plants as necessary and dispose of the trimmings.

  • Empty all trashcans on a daily basis

  • Report all unsafe conditions or malfunctioning equipment to supervisor.

  • Adhere to all established safety policies and procedures.

  • Follow procedures that ensure the security of inventory such as tools, supplies, equipment, etc., replenish supplies and inventory in a timely and efficient manner, and minimize waste.

  • Respond in a courteous and prompt manner to all guest questions and/or requests to ensure strong guest satisfaction.

  • Promote teamwork and quality service through daily communication and coordination with other departments.

  • Perform other duties as necessary

What we need from you

Qualifications and Requirements:

You must be able to pass a Federal Background Check via the Military Installation to access the base.

Basic reading and writing skills

This job requires ability to perform the following:

  • Carrying, lifting, pulling or pushing items weighing up to 100-300 pounds

  • Frequently standing up and moving about the buildings and grounds

  • Frequently handling objects and equipment

  • Frequently bending, stooping, kneeling

Other:

  • Working knowledge of basic non-skilled maintenance tasks such as plunging toilets, changing light bulbs and replacing faucet washers.

  • Working knowledge of lawn/plant care equipment and tools.

  • Reading and writing abilities are utilized in order to document or record all tasks completed, to order supplies, to receive instructions for the day or to read equipment safety/repair manuals.

  • May be required to work nights, weekends, and/or holidays.

In conjunction with the Facilities Manger closely monitors, identifies and repairs problems in every phase of the general maintenance of the Association buildings, recreational amenities and the common grounds of the community. Ensures that the areas above are always kept in a neat and acceptable condition. Informs, updates and makes recommendation to the Facilities Manager. Additional Responsibilities: * Maintains a safe and secure environment through the buildings and community. * Supervises trains and directs maintenance and custodial staff. * Schedules and assigns work responsibility to employees to meet shift requirements * Performs all Preventative Maintenance tasks with necessary staff. * Also, preform maintenance work on tasks assigned by the Facilities Manager in a timely fashion * Plans, monitors and appraises job results; coaches, counsels and disciplines employees in conjunction with the Community Manager according to FirstService Residential policies. * Assigns work responsibilities to other maintenance employees and custodial staff, and ensues timeliness of project completion. * Monitors inventory and processes purchase orders for maintenance/cleaning supplies to be submitted to Facilities Manager for approval who will then submit to Community Manager for approval. * Completes all work orders assigned by Facilities Manager in a timely fashion * Assigns one custodiall staff member to be the on-call custodian for the Front Desk Receptionist. They will handle their calls each day so that issues of the residents are resolved in a timely fashion. * Prepares for and schedules employees for snow events * Assist in performance of snow removal on all common pproperty that is the responsibility of the maintenance/custodial staff. Communicates with Facilities Manager on progress of snow removal * On Call availability for emergencies and projects as assigned by Facilities Manager and Community Manager. * Performs all task and schedules all employees to ensure all seasonal recreational faculties are opened and closed properly. * Responsible to obtain setup sheets for events on week prior to the event from the Facilities Manager and to discuss each event in detail with the Facilities Manager to ensure everyone is on the same page. * Ensure that all employees working during Club events in the ballroom or Annex are giving the event coordinator the club phone for communication. Job Requirements: * Previous experience supervising a team of maintenance technicians * 5+ Years of High rise maintenance experience * Effective written and verbal communication skills. * Basic plumbing and electrical skills * Black Seal license preferred. * Strong customer service, communication and interpersonal skills required. * Efficient computer skills and knowledge of Microsoft products * High school diploma or equivalency preferred. * Valid NJ Drivers License Firstservice Residential Fort Lee NJ
