Job Summary

The Maintenance Training Specialist reports to Talent Development management and works with operations and maintenance leadership to develop, implement, facilitate, and evaluate training initiatives within an assigned geographic territory.

Duties and Responsibilities

  • Partners and collaborates with Property Operations and Asset Management to identify maintenance training needs and solutions to ensure maintenance staff are set up for success in their careers with MAA.

  • Develops, communicates, implements, and facilitates training for new and current maintenance staff, both virtually and in-person.

  • Continually monitors the progress of designated maintenance new hires during the defined post-employment period (e.g., 9-month program). Adapts training plans and provides additional one-on-one training as needed.

  • Drafts, prepares, and maintains training content and instructional materials (e.g., training manuals, job aids, checklists).

  • Coordinates on-boarding process for maintenance technicians to assimilate and engage new hires into MAA and communicate training plans through virtual interactions.

  • Continually monitors progress of new hire maintenance managers during the established on-boarding period (e.g., 9-month program). Provides additional one-on-one training as needed.

  • Facilitates and supports the preparation and acquisition of industry certifications for new and current maintenance staff as required by the job and/or federal, state, or local regulations (e.g., EPA Type II or Universal certification, Certified Pool Operator, CAM-T); proctors industry certification examinations, as needed.

  • Coordinates and partners with vendors and property management to deliver on-site technical skills training (e.g., painting, carpet cleaning).

  • Plans and coordinates in-person meetings/training events.

  • Ensures records of training provided are accurate in the learning management system (LMS).

  • Provides feedback on training, strategic initiatives, and outcomes to facilitate change management and the continuous improvement of the maintenance training program.

  • Develops, maintains, and contributes to the on-going training and development of personal and team knowledge and skills (e.g., internal trainer the trainer (TTT) sessions, industry certification).

  • Travels approximately 75% of the time to facilitate and/or attend training, meetings, and events.

  • Performs other related duties as assigned to meet the needs of the business.

Required Qualifications

  • High School Diploma/GED and three to five (3-5) years of experience in facility maintenance, mechanical repair, and HVAC required, or an equivalent combination of experience and education.

  • Training and/or supervisory experience required.

  • EPA Type II or Universal certification required; CAMT required in Florida only.

  • Valid driver's license from state of residence required.

Preferred Qualifications

  • Certified Pool Operator (CPO) credential preferred.

  • Proficiency in presentation software applications (e.g., Microsoft PowerPoint, Visio) and/or design programs (e.g., Flash, Articulate, Captivate, Publisher, HTML) preferred.

Knowledge, Skills, and Abilities

  • Thorough knowledge of heating and air conditioning unit repair and maintenance

  • General knowledge of the repair and maintenance of other household appliances, lighting fixtures, plumbing

  • Knowledge of training and development practice and methods, including needs assessment and/or instructional design

  • Skill and ability to facilitate and conduct instructor-led and/or virtual training.

  • Ability to organize, manage competing demands, and adapt to changes in the work environment.

  • Knowledge and ability to provide performance coaching and recommend learning solutions.

  • Professional written and verbal communication skills, including group facilitation, influencing, and persuading others.

  • Attention to detail and analytical skills.

  • Proficiency with Microsoft Office applications (Word, Excel, Outlook, and PowerPoint) and design and presentation software (e.g., Microsoft Visio, Flash, Articulate, Captivate, Publisher, HTML)

  • Ability to maintain confidentiality and maintain appropriate discretion.

  • Ability to travel up to 75%, including overnight, for training, meetings and/or events.

  • While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms.

  • This position requires the ability to occasionally lift office products and supplies, up to 20 pounds.

  • This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
