We're looking for a Maintenance Engineer who will be responsible for maintenance of interior and exterior of mall property, including building structures, systems and equipment.

What You'll Do

  • Tile repair.

  • Painting interior/exterior as needed.

  • Maintain all doors in good working order.

  • Replace light fixtures, bulbs and ballasts.

  • Limited electrical work.

  • Sign repair and replacement.

  • Minor curb and parking lot repairs.

  • Inspect and clean roof areas..

  • Perform minor plumbing, electrical and carpentry repairs.

  • Perform minor masonry, asphalt, concrete and fencing repairs.

  • Perform preventative maintenance and repairs to equipment and building.

  • Ability to inspect and perform basic preventative maintenance on HVAC and Central Plant equipment.

  • Ability to inspect and perform basic preventative maintenance on fire alarm and sprinkler equipment.

  • Set-up and take down mall promotions including staging, curtains, chairs and sound systems.

  • Communicate information and instructions with management, tenants and vendors.

  • Be able to physically reach all areas of the property, including shopping center, office buildings, and outparcels.

  • Operate maintenance equipment, such as scissor and boom lifts.

  • Monitor and read required meters and gauges (i.e. water meters, fire alarm panels, etc.).

  • Pick up litter and debris as necessary.

  • Wear and maintain uniform in neat, clean manner.

  • Perform other tasks from time to time as required.

What To Bring/Essential Functions:

  • Must be at least 18 years old.

  • Basic mechanical, plumbing and electrical knowledge and experience.

  • Read, write and communicate English at acceptable level.

  • Valid driver's license.

  • Available and willing to work a flexible schedule.

  • Essential Functions: Standing up to 8 hours a day

  • Walking up to 8 hours a day

  • Sitting Stooping Lifting and carrying up to 35 pounds for at least 15 minutes at a time

  • Using a telephone

  • Communicating verbally in person and on the telephone

  • Bending up to 4 hours a day

  • Working outdoors up to 8 hours a day

  • With an ability to; Climb ladders and stairs repeatedly throughout an 8 hour period, use a computer, walk and carry tool backpack, which weighs up to 15 pounds, for 8 hours at a time

  • Ability to work on roofs and in tight cramped spaces

Before applying please review our ideals and virtues at trustwork.com/#about What you'll be doing: * Respond to and complete work orders in a timely manner * Ensure the property's appearance is excellent by picking up trash, replacing light bulbs, painting and performing repairs * Coordinate with the Maintenance Supervisor and team to prioritize tasks throughout the day * Provide excellent service when interacting with residents, guests, and vendors * Identify any issues regarding safety, hazardous conditions or maintenance needs in the property and correct them or report them to the Maintenance Supervisor * Perform preventative maintenance throughout the property * Prepare vacant apartments for move-in * Perform electrical and plumbing work as required * Close work orders in Yardi with notes * Deliver notices to residents and assist with other tasks as needed What you must have: * At least 1 year of general maintenance/general repair experience, preferably in the apartment industry * EPA Type I, Type II or Universal certification strongly preferred * Trade skills including but not limited to plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, appliance, etc. * Trade Licensing preferred but not required * Must have own tool kit * Must live within 30 minutes of community * Must be willing to work a varied schedule including weekends and holidays * Must have dependable transportation and be able to accommodate a rotating on-call schedule What's nice to have: * High school diploma or general education degree (GED) is preferred but not required What we provide * Awesome, performance based culture * Coaching and stretch assignments that will test your limits * Competitive salary and equity awards * Medical, dental, and vision benefits * 401(k) retirement plan * Unlimited Paid Time Off (discretionary) * Discounted rent at any properties owned by ResProp Management Avesta Miami FL
