POSITION TITLE: Maintenance Technician

DEPARTMENT: Operations

POSITION STATUS: Full Time (12-Month)

POSITION REPORTS TO: Maintenance Supervisor

JOB SUMMARY:

Under the direction of the Maintenance Supervisor, installs, maintains, and repairs machinery, equipment, physical structures, plumbing and piping, electrical and control systems by performing the major responsibilities listed below.

Major Responsibilities/Activities

The role of the senior maintenance technician includes, but is not limited to, the following responsibilities.

  • Visually inspects and tests machinery and equipment. Listens for unusual sounds from machines or equipment to detect malfunction and discusses machine operation variations with supervisors or other maintenance workers to diagnose problem or repair equipment.

  • Performs routine preventative maintenance tasks on equipment and structures as assigned.

  • Maintains a safe environment fixing potential safety hazards to avoid injuries as needed.

  • Able to paint areas as needed in a neat, professional manner.

  • Repairs and maintains physical structure of building and related components and furnishings. Repairs counters, benches, walls, windows, doors and other structures.

  • Installs, repairs, and replaces HVAC equipment including associated pneumatic and computerized control systems, components and wiring.

  • Completes tasks in a timely manner showing attention to detail for quality workmanship.

  • Assist with snow and ice control and other grounds-related maintenance as needed.

  • Must be computer literate with Microsoft Word, Excel and Outlook.

  • Communicates both verbally and in writing with various university constituents including administrators, faculty, students and other staff and individuals in the university community.

  • Attends in-service as directed to update knowledge and skills.

  • Adheres to University of Saint Francis and departmental Quality Service Standards and Expectations.

  • Consistently demonstrates behaviors and attitudes congruent with the philosophy of the University of Saint Francis and the Franciscan values.

  • Must be available for after-hours on call duty as assigned.

  • Performs other duties as required.

MINIMUM QUALIFICATIONS

Education

  • High school diploma or GED equivalent

Experience

  • Two or more years' experience and/or extensive training; or equivalent combination of education and experience in commercial maintenance or a similar role is preferred.
  • A basic understanding of electrical distribution systems maintenance, HVAC systems maintenance, lubrication techniques, plumbing repair, painting techniques, mechanical maintenance and carpentry is essential.

Knowledge and Skills:

  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, procedure manuals, blueprints, schematics and code books.

  • Ability to prioritize tasks and be well-organized.

  • Ability to write routine reports and correspondence.

  • Ability to display an advanced understanding of general maintenance procedures and techniques.

  • Ability to calculate figures and apply concepts of basic mathematical calculations to maintenance work.

  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.

  • Ability to deal with problems involving several variables in standardized situations.

  • Ability to operate a variety of equipment, power tools and hand tools.

  • Ability to diagnose problems of all types and implement immediate and long-term solutions as required.

  • Ability to use resources in cost-effective, efficient manner.

CERTIFICATES, LICENSES, REGISTRATIONS:

  • Must possess a valid motor vehicle operator's license.

  • Preferred to possess a valid trade license (such as Electrical, HVAC, Plumbing, etc.)
