The Maintenance Technician reports to the Property Manager under the supervision of the Maintenance Supervisor and performs general maintenance and repair to ensure apartment units and other property facilities are in good working order. Handles service requests for repairs and improvements of vacant apartments to a market-ready status. Works as a team participant along with the maintenance staff to ensure the community meets the quality maintenance standards set by the LYND's Core Values.


  • Receives requests for service maintenance, prioritizes work orders and handles each in the most efficient manner.

  • Examines and diagnoses problems with heating, ventilation and air conditioning units for property facilities. Determines the best method to repair or replace all or part of the unit. Makes repairs and/or replacements according to standard. Performs preventative maintenance on HVAC units by replacing filters, cleaning coils, etc.

  • Repairs and replaces furnished kitchen appliances such as refrigerators, stoves, washers and dryers. May contact an outside vendor to make more advanced or severe repairs or replacements.

  • Performs minor to moderate-level plumbing repairs, replacements, and/or installations including repairing leaks and removing clogs in sinks and toilets.

  • Performs minor electrical repairs and replacement of light fixtures and related items.

  • Repairs locks and other miscellaneous items.

  • May perform painting projects ranging from full interior painting of property units to minor touch up and repair of walls and woodwork.

  • Responds to resident service requests and concerns in a timely manner.

  • Assists the Maintenance Supervisor on special maintenance projects, i.e., preventive maintenance of building components and/or mechanicals.

  • May perform "make ready" projects for the preparation of vacant units available for prospective tenants.

  • Cleans carpets as assigned.

  • May perform swimming pool maintenance or other facility and/or landscape projects to ensure property aesthetics meet or exceed standards.

  • Adheres to safety and hazard communications programs, policies and procedures and maintains a safe work environment.

  • Works irregular hours (evenings, weekends), including on-call and overtime hours, as required.

  • Operates a motor vehicle to transport tools and materials between work sites.

  • Attends and participates in technical training programs to maintain and enhance knowledge and skills.

  • Performs other related duties as assigned to meet the needs of the business.

  • Represents the Company in a professional manner at all times, on or off the property.

  • Assists other staff members as needed.

  • Delivers various communications to residents as needed.

  • Works closely with management and maintenance staff in developing an integral team that effectively represents the quality and professionalism of the Company.


  • High school diploma/GED and one to three years of experience in facility maintenance and/or mechanical repair required.
  • EPA Type II or Universal and/or Pool Certification (CPO) preferred.
  • CAMT is preferred in Florida only.


  • Associate's degree in a related technical or mechanical field preferred. Military training a plus.

  • Understands and complies with Fair Housing laws and standards.

  • Bilingual - Spanish is a plus.

  • Commercial maintenance experience with plumbing, electrical, and janitorial strongly preferred

  • Knowledge, Skills, and Abilities.

  • Thorough knowledge of heating and air conditioning unit maintenance, trouble shooting, and repair.

  • General knowledge of the repair and maintenance of appliances, lighting fixtures, and plumbing.

  • Knowledge and skills to operate common and specialized tools for repairs and maintenance.

  • Ability to visually inspect units, grounds, and other aspects of the property to determine adherence to standards.

  • Skill and ability to clearly and concisely communicate verbally and in writing with professionalism when interacting with tenants and property management.

  • Knowledge and skills to organize, prioritize, and meet deadlines.

  • Customer service and problem-solving skills.

  • Ability to read, interpret and apply written instructions for repair and maintenance of equipment

  • Attention to details.

  • Computer/technical skills to operate mobile computing or communications devices.

  • Valid driver's license.

The working environment is typically in an outdoor setting, with an occasional need to leave the premises for business purposes.

The Maintenance Technician may work non-traditional hours, to include evenings or weekends in order to complete work. Employer may also require employees to attend company meetings and training programs; may require additional travel requirements outside of assigned community.

Property employees are required to comply with the company uniform policy. A copy of the uniform policy is provided on the first day of company employment.

The Maintenance Technician is responsible for a safe, reliable, and efficient operation of the following processes: NGL extraction via cryogenic turbo expander processes, 2 cycle and 4 cycle engines and compressors, gas and liquid treating via amine solution, dehydration, acid gas injection, pumps - centrifugal and positive displacement, utility generation - steam, cooling tower, cooling water, electrical generation, purchase power, among others. JOB FUNCTIONS AND KEY RESPONSIBILITIES: * Adjust process variable and conditions using a GE PLC / Wonderware system * Experience using analytical instruments and tools to diagnose and troubleshoot malfunctions of equipment listed above * Experience using precision tools such as micrometers, torque wrenches and alignment devices * Follow Targa's Safety Policies, Procedures, and Business Ethics Policies * Monitor and recognize dangerous and or emergency conditions within the process and performs procedures necessary to remove the condition or shutdown the process / facility in order to protect personnel and equipment * Monitor levels of lubricants, fluids, chemicals, etc. and refills as necessary to prevent damage to equipment * Monitor process variables and conditions * Monitor usage of utilities, fuel, chemicals, lube oils, etc. to prevent excessive consumption at current processing and production rates * Participates in preparation of operating procedures and training of peers in safe and efficient operating practices * Perform routine startup and shutdown of individual equipment and processes * Plan and perform all assignments in a safe manner by utilizing the proper tools, safety and environmental precautions, permitting, and Process Safety Management * Proven ability to install new and replacement equipment listed above as required to maintain and optimize plant and field operations * Read, calculate, and / or estimate process flow rates, volumes, and prepare operational logs and reports i.e. PPR * Recognize malfunctions in individual equipment and performs minor maintenance as necessary to correct problems * Write work orders using MAXIMO for routine and major maintenance that cannot be handled as part of normal operations * Knowledge of Natural Gas Characteristics, Engine & Compressor Operations, Maintenance, and Gas & Liquid Measurement * Regular and reliable attendance is required MINIMUM ESSENTIAL QUALIFICATIONS: * Experience in maintenance and operations of gas compressors with engine drivers, glycol dehydrators and Gas plant processing * Knowledge of OEM specifications for Waukesha, Clark, White Superior, Cat and Cooper engines * Understanding of the maintenance of fans, air compressors, or pumps, replacing packing, and alignment * Ability to maintain maintenance records using the CMMS tool Maximo * Willing to travel to various locations for job tasks * Minimum 1-3 years related work experience * Must have a mechanical aptitude PREFERRED QUALIFICATIONS: * Minimum High School Diploma or Equivalent * Maintain a valid driver's license to include a safe driving record satisfactory to the company * Associates degree from an accredited technical school * Interpersonal communication skills are required in order to interface with all affected teams, personnel, and vendors * An organized and detail-oriented self-starter with a strong work ethic * Ability to work self-sufficiently given direction and resources * Well-grounded, preferring to work in a collegial and team environment * Ability to think critically, solve problems independently and exercise excellent judgment and common sense * Intermediate computer skills (Proficiency in MS Office Suite to include Word, Excel, PowerPoint and Outlook) PHYSICAL DEMANDS: * Ability to work overtime, weekends, holidays, with the ability to respond to call outs as needed to fulfill business objective and the ability to work shifts for plant or field conditions * Ability to frequently throughout the work shift, push, pull and lift at least a minimum of 50lbs to a minimum height of 3-4 feet and maneuver equipment or parts as needed * Ability to work outdoors in changing climate conditions * Able to work in close quarters: i.e., work while kneeling, squatting, sitting, climbing, and standing * Ability to climb up and down ladders, stairs and platforms at varying heights * Follow and adhere to all applicable Personal Protective Equipment (PPE) guidelines (ex: eye protection, footwear, Nomex) * We maintain a drug-free workplace and perform pre-employment substance abuse testing * This role is subject to drug and alcohol testing, per applicable federal regulations or as required by Targa policy EQUAL EMPLOYMENT OPPORTUNITY: Targa Resources is an equal opportunity workplace.
