The Excelsior Group, a growing Property Management/Investment company, is looking for a full-time Maintenance Technician to join our team at Basswood Trails, our apartment complex in Maple Grove. Basswood Trails is planning for a major redevelopment of our community and looking for an experienced and ambitious maintenance technician interested in a fast-paced work environment to be a part of these exciting common area and unit renovations.

Job Objective(s)

To assure resident satisfaction and safety through upkeep of the property/community which includes preventive maintenance, repair, replacement, and inspection.

Job Responsibilities and Duties

  • Perform property maintenance or repairs as needed or requested by residents and/or property management staff. Property maintenance or repair duties may include HVAC, plumbing, electrical, keys and locks, appliances, lighting systems, carpentry, etc.

  • Perform duties to turn apartment, ensure that move-in standards are met.

  • Perform preventive maintenance according to established guidelines and schedules.

  • Perform exterior maintenance including roof, parking lot, and pool/recreation area maintenance, etc. (if applicable).

  • Perform grounds care including landscaping, snow removal, trash pick-up, etc.

  • Assist with property cleaning as requested or required.

  • Complete routine paperwork such as boiler and sidewalk logs, etc. as required.

  • Attend staff meetings and site maintenance trainings as required.

Job Qualification Standards

  • High school diploma or equivalent education preferred.

  • 6+ months skilled labor or related experience preferred.

  • Special Engineers License preferred.

  • Certified Pool Operators (CPO) certification preferred.

  • Ability to work from drawings, verbal instructions, or sketches.

  • Ability to maintain confidential resident and property information.

  • A commitment to excellence with the proven ability to complete projects in a timely manner with a well-developed sense of urgency, high attention to detail, and follow-through skills.

  • Good communication skills with the ability to communicate effectively and deal tactfully with all levels of employees, clients, residents, owners, vendors, and the general public.

  • Demonstrated ability to efficiently organize, coordinate, track, and complete multiple tasks as well as adjust to changing priorities.

Responsibilities will include * Maintain and troubleshoot all conveyor systems, electrical and mechanical * Establish and maintain a safety-first culture by promoting and driving safe work practices timely training, best practices as well as delivering rewards and recognition's to promote safe behavior. * Develop training plans for service technicians * Develop Preventive Maintenance programs * Ability to install, maintain, and troubleshoot power distribution systems, branch circuits, lighting systems, transformers, and wiring methods and materials * Ability to install, maintain, and troubleshoot relay logic, ladder diagrams, control components- photo eyes, motor starters, relays, limit switches, proximity sensors, timers, solenoids, Servo drives, frequency inverters, linear drives, tachs, and encoders * PLC programs, ability to troubleshoot ladder logic (read use for troubleshooting), components (CPU back plains, I/O boards, counters, modules, and devices) and communications modules (Ethernet) * Mentor technicians by motivating, providing guidance and directions to help them achieve their goals * Develop and maintain a good working relationship across all levels in the organization * Ability to provide enriched feedback to enhance individual performance Physical Demands * Lift and move items up to 49 pounds each * Regular bending, lifting, stretching and reaching both below the waist and above the head * Occasionally push and pull wheeled dollies loaded with products up to 100 pounds * Engage in full manual dexterity in both hands and wrists * Walking in the FC and around area with great frequency; facilities are over a quarter mile in length * Ability to climb ladders and gangways safely and without limitation * Ability to work in construction /distribution environments that may be noisy, unlit, unheated, not air-conditioned * Must be able to stand/walk for up to 10-12 hours * Able to access all areas of building (ascending and descending ladders, stairs, etc.) Operation Support & Customer Service * Promoting and conduct good housekeeping practices * Dedicated to supporting production by working in a safe, customer focused manner * Must be highly self-motivated and customer-centric Basic Qualifications * High school diploma or equivalent * Ability to work all days and shifts, including overtime (24 hours a day, 7 days a week operation, including holidays).
