Summary

The Maintenance Technician, under the supervision of the Maintenance Supervisor or Property Manager, is responsible for repairs and maintenance of physical structures such as office buildings and apartment units using hand tools and power tools. This position performs routine tasks related to the maintenance, repairs and modifications of buildings, equipment and common areas as requested. Operates and maintains approved power tools and light mechanical equipment. Performs basic painting, carpentry, electrical and plumbing repair work of average difficulty in response to service requests and conducts inspections of apartments.

Essential Duties + Responsibilities

The position duties and responsibilities listed below describe the general nature and scope of work. Other responsibilities, duties, and skills may be required and assigned, as needed. These essential functions require a consistent presence in the work environment on a regular basis and regular attendance must be maintained.

  • Troubleshoots repairs or replaces wiring and parts for electrical outlets, switches, light fixtures, breaker switches/fuses and fittings (e.g. leaky faucets, clogged drain and sewer lines, damaged toilets, sinks and water cutoffs).

  • Performs carpentry, electrical and plumbing repair work of average difficulty in response to service.

  • Maintains grounds by picking up litter, watering grass and plants, sweeping sidewalks and parking lots, raking leaves and cultivating plants.

  • Scrapes, sands and/or apply cleaning agents by hand to prepare interior walls/ceilings for painting and may paint prepared surfaces with brush/roller.

  • Perform ready maintenance and cleans/disinfects commodes, sinks, bathtubs, walls, rest rooms, water fountains and replenishes rest-room supplies to enhance sanitary conditions.

  • Makes minor electrical, plumbing and carpentry repairs by replacing wall outlets, unstopping clogged drains and replacing door-knobs.

  • Routinely performs work outside of regular work schedule, to include the Weekly On Call rotation and scheduling.

  • Assists skilled technicians in making major repairs.

  • Operates electric buffers, vacuum cleaners and other similar equipment in order to clean floors by sweeping, scrubbing, waxing, buffing, shampooing carpets and vacuuming carpets.

  • Dust and polishes furniture, woodwork and shelving, and empties and cleans waste baskets, ashtrays and windows.

  • Operates gasoline powered equipment such as power washers, blowers, weed-eaters, etc.

  • Uses manual strength and appliance dolly to set up tables and chairs according to simple diagrams for resident activities and to remove and/or install appliances, such as refrigerators and cook stoves.

  • Clean and maintain swimming pools.

  • May work in a team environment or independently based on the assigned community.

  • Working overtime and on-call is required as necessary.

  • Complete all duties as assigned or requested as outlined in operational and procedural guidelines. These guidelines are maintained and issued in the event of an emergency situation that arises at a property or any other location that serves our residents or employees.

  • Participate in Trauma Informed Care (TIC) initiatives to include training, workgroups, project assignments, etc., that are launched or implemented in order to achieve and/or maintain certification as a TIC organization.

  • Participate in initiatives to include training, workgroups, project assignments, etc., that are launched or implemented in order to create awareness, foster, cultivate and preserve a culture of equity, diversity, and inclusion.

  • Recognize the significance of a data driven organization that adheres to expanded policies and practices in the area of data governance. Learn the distinct and different roles to include: Data Trustee, Data Domain Stewards, Data System Custodians, Data Stewards and Data Users. Effectively collaborate with the various data roles as needed on a daily basis or in a project capacity.

Typical Qualifications

Education

Required

  • High School Diploma or GED

Experience

Required

  • One (1) year experience in general maintenance and upkeep of physical structures.

  • Basic Computer Literacy. Knowledge of the use of Google Gmail or other similar email systems. Basic keyboarding and computer mouse skills. Knowledge of desktop PCs. Ability to use Android cell phone or mobile device to process work orders, inspections, take photos and upload to Google drive software. Ability to maintain complex passwords or mobile device security code confidential and available for access to business devices.

  • Successful completion of a criminal history background check, education and work history verification and drug screening test.

Preferred Requirements:

  • Certification (Maintenance Technician Permit) through the City of San Antonio for Electrical Maintenance.

  • Bilingual fluency in English and Spanish.

  • Experience with Google Drive, Gmail, Docs, Sheets, and Slides.

  • Experience with accessing customer portals for access to benefits and business intranet. Understanding of how to connect to Wi-Fi networks.

License + Certificates

Required

  • Obtain required Maintenance Technician Certification within one (1) year of employment in order to perform electrical maintenance.

  • Texas Class "C" driver's license at the time of placement and insurable by the organization's fleet and liability insurance carrier.

  • Must have the ability to earn certifications as required by assigned tasks.

  • Must obtain the Fair Housing Certificate within the first 6 months from the date of hire.

Technical Skills

To perform this job successfully, the employee should have

  • Knowledge of building construction practices and terminology.

  • Knowledge of plumbing, water heater, electrical, carpentry, and pool maintenance.

  • Standard safety and health program rules, including fire prevention.

  • Techniques used in the maintenance and repair of residential buildings and equipment.

  • Ability to read and understand schematics, prints or as-built drawings, and troubleshoot problems.

  • Ability to work/climb heights and/or in crawl spaces.

  • Ability to operate hand tools and approved power tools.

Physical Demands
