The Excelsior Group, a growing Property Management/Investment company, is looking for a Part- Time Maintenance Technician to join our team at The Blair, in St. Paul.

Job Objective(s)

To assure resident satisfaction and safety through upkeep of the property/community which includes preventive maintenance, repair, replacement, and inspection.

Job Responsibilities and Duties

  • Perform property maintenance or repairs as needed or requested by residents and/or property management staff. Property maintenance or repair duties may include HVAC, plumbing, electrical, keys and locks, appliances, lighting systems, carpentry, etc.

  • Perform duties to turn apartment, ensure that move-in standards are met.

  • Perform preventive maintenance according to established guidelines and schedules.

  • Perform exterior maintenance including roof, parking lot, and pool/recreation area maintenance, etc. (if applicable).

  • Perform grounds care including landscaping, snow removal, trash pick-up, etc.

  • Assist with property cleaning as requested or required.

  • Complete routine paperwork such as boiler and sidewalk logs, etc. as required.

  • Attend staff meetings and site maintenance trainings as required.

Job Qualification Standards

  • High school diploma or equivalent education preferred.

  • 6+ months skilled labor or related experience preferred.

  • Special Engineers License preferred.

  • Certified Pool Operators (CPO) certification preferred.

  • EPA Refrigerant handling, Refrigerant Recovery, and Handling certification preferred.

  • Ability to work from drawings, verbal instructions, or sketches.

  • Ability to maintain confidential resident and property information.

  • A commitment to excellence with the proven ability to complete projects in a timely manner with a well-developed sense of urgency, high attention to detail, and follow-through skills.

  • Good communication skills with the ability to communicate effectively and deal tactfully with all levels of employees, clients, residents, owners, vendors, and the general public.

VIEW JOBS 5/19/2019 12:00:00 AM 2019-08-17T00:00 <div style="text-align: center;"><strong>MAINTENANCE TECHNICIAN III - Kellogg Square Apartments</strong><br /> St. Paul, MN<br />  </div> <em>Bigos Management is seeking an experienced Maintenance Technician to join the Kellogg Square team and help manage this beautiful 477 unit property. </em><br /> <br /> <u><strong>Hours</strong></u><br /> Monday -Friday: 8:00am-4:30pm<br /> Some weekends for on-call rotation<br /> <br /> Scheduled dates and hours subject to change at employer discretion<br /> <br /> <u><strong>JOB SUMMARY</strong></u><br /> The Maintenance Technician III is responsible for performing a variety of related duties including equipment installation troubleshooting, repairs and preventative maintenance in order to ensure the property and grounds are meeting the company’s established standards and any applicable laws. The Maintenance Technician III works directly with the Property Manager to insure that all vacated apartments are made “rent-ready” and work orders are completed as quickly as possible and that all common repairs (such as touch-up painting and fixture replacement, etc.) are identified and fixed quickly. Incumbent will be required to have a Pool Operator’s certification and Boilers License, Special Class if needed for the sites.<br />  <br /> <strong><u>PRINCIPAL DUTIES and RESPONSIBILITIES</u></strong> <ul> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;">Complete all maintenance work order requests.</li> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;">Monitor and maintain all building systems (HVAC, Plumbing, Boilers etc) and perform needed repairs as assigned</li> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;">Assist the Property Manager in completing unit-to-unit inspections</li> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;">Perform all site-level preventative maintenance duties assigned by the Zone Building Engineer or Property Manager</li> <li style="padding: 0; margin: 0;" style="padding: 0; margin: 0;">Communicate with Zone Building Engineer and the Maintenance Technician I regarding major site repairs, remodels or capital projects and work with them directly, when needed</li> <li style="padding: 0;
