Overview
Gilbane Development Company is seeking a Maintenance Technician in Madison, WI. The Maintenance Technician is responsible for all daily physical building-related activities. This team member will be directly responsible to implement and maintain the energy management, preventive maintenance, quality standards, operating objectives, and goals of the owner. These tasks must be performed in a manner that not only protects, but also maximizes the value of the property.
This is a Part-Time position working a minimum of 20 hours per week.
Responsibilities
Maintenance and Operations
Responsibilities include, but are not limited to:
Supervise vendors and subcontractors as needed.
Maintain preventive maintenance and overall schedules including logs and manuals.
Responsible for instituting and managing maintenance and operational best practices including developing written processes /procedures for all buildings, grounds and operating systems.
Understand OSHA, other regulatory guidelines, and industry best practices to insure compliance with work and testing being performed by maintenance personnel, vendors and subcontractors.
Operate, regularly inspect and manage all aspects of the Building Management Systems (HVAC, lighting control, security and life safety).
Manage usage and procurement to insure utility optimization.
Managing roadway parking security
Liaison for tenants and other building personnel.
Project Systems
Team member must operate, test, maintain and restore to working order any component of the systems used within the property, including but not limited to:
Heating, Ventilating, Air Conditioning (HVAC)
Plumbing
Electrical and Lighting Systems
Structural
Life Safety Systems
Landscaping
Housekeeping
Qualifications
Minimum of 2 years' Maintenance engineering experience with adequate knowledge of commercial, mechanical, electrical, and plumbing systems
High school diploma or equivalent with technical school certification (preferred)
General maintenance skills in carpentry, painting, locksmithing, janitorial
Must have and maintain a valid driver's license
Proven knowledge of technical terms used in HVAC, plumbing and/or electrical
Strong knowledge of building trade tools and equipment
Good verbal communication skills and written communication skills in English and customer service skills
Must be a good team player with multi-tasking skills
Working knowledge of Microsoft Word and Excel
Team member will perform indoor and outdoor maintenance activities. Maintenance functions will include standing, walking, sitting, stooping, bending, lifting up to 65 lbs., ability to climb ladders, and working at heights and in confined spaces.
