What you'll be doing:

  • Respond to and complete work orders in a timely manner

  • Ensure the property's appearance is excellent by picking up trash, replacing light bulbs, painting and performing repairs

  • Coordinate with the Maintenance Supervisor and team to prioritize tasks throughout the day

  • Provide excellent service when interacting with residents, guests, and vendors

  • Identify any issues regarding safety, hazardous conditions or maintenance needs in the property and correct them or report them to the Maintenance Supervisor

  • Perform preventative maintenance throughout the property

  • Prepare vacant apartments for move-in

  • Perform electrical and plumbing work as required

  • Close work orders in Yardi with notes

  • Deliver notices to residents and assist with other tasks as needed

What you must have:

  • At least 1 year of general maintenance/general repair experience, preferably in the apartment industry

  • EPA Type I, Type II or Universal certification strongly preferred

  • Trade skills including but not limited to plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, appliance, etc.

  • Trade Licensing preferred but not required

  • Must have own tool kit

  • Must live within 30 minutes of community

  • Must be willing to work a varied schedule including weekends and holidays

  • Must have dependable transportation and be able to accommodate a rotating on-call schedule

  • High school diploma or general education degree (GED) is preferred but not required

This person will join a skilled team of professionals in servicing our equipment and facility. The Maintenance Technician Level II is responsible for providing support in general maintenance, preventive maintenance, and the upkeep of the entire facility, with responsibilities to include installing, maintaining, and repairing machinery, equipment, physical structures, and pipe and electrical systems by performing the following functions: This position requires a basic/general understanding of all technical areas and an intermediate/overall understanding in at least two (2) technical areas (specified below), including expected lengths of time in which repairs should be completed. This includes general troubleshooting, as well as routine repairs. This position is responsible for providing additional support to the maintenance department in more complex functions. This position also requires the ability to read, understand and complete plan modifications and schematics. Technical Areas: Electrical, Controls, Mechanical, Carpentry, Welding, Plumbing, Fabrication and HVAC. * *Maintain working schedule of Sunday - Thursday, 10:00pm - 6:00am * *Visually inspect and test machinery and equipment. * *Listen for unusual sounds from machines or equipment to detect malfunction and discuss machine operation variations with supervisor or other maintenance workers to diagnose problem or repair machine. * *Dismantle defective machines and equipment and install new or repaired parts. * *Clean and lubricate shafts, bearings, gears, and other parts of machinery. * *Install and repair electrical apparatus, such as transformers and wiring, and electrical and electronic components of machinery and equipment. * *Diagnose and replace malfunctioning electrical components such as transformers, motors, lighting, fixtures, relays, switches, and position sensing devices. * *Review trade and safety information as directed by supervisor. * *Lay out, assemble, install, and maintain pipe systems and related hydraulic and pneumatic equipment, and repair and replace gauges, valves, pressure regulators, and related equipment. * *Repair and maintain physical structure of establishment. Fabricate and repair counters, benches, and partitions and other wooden structures. * *Set up and operate machine tools such as lathe, grinder, drill, and milling machine to repair or fabricate machine parts, jigs and fixtures, and tools. * *Operate cutting torch or welding equipment to cut or join metal parts. * *Properly follows company policies and OSHA safety procedures. * Follows daily procedures and protocols as set forth in job orientations and trainings. * All other duties as assigned. * Denotes essential functions Production position starts at $17.00 per hour + $1.00 per hour shift differntial with a $.50 increase after 6 months. Candidates must be able to regularly lift 50 lbs.
