Arbol Residences is recruiting for a hospitality focused Maintenance Technician to join our team! This role is responsible for overseeing the care and maintenance of all aspects of the community's physical plant to include maintaining an effective preventative maintenance program; the hiring, training and supervising of all plant and housekeeping employees; the coordinating of life safety and security programs; the procuring of supplies, material and equipment, and assisting with budget preparation and operating within budgetary guidelines.

Here are a few of the daily responsibilities of a Maintenance Technician

GENERAL SUMMARY:

The Maintenance Mechanic is responsible for the troubleshooting and repair of apartment, public and service areas as well as with the overall upkeep of residential apartments, public and service areas through responsive, accurate and efficient maintenance completion. This will be accomplished through the application and performance of semi-skilled tasks that require the working knowledge of general maintenance and repair techniques, materials, tools and equipment.

PRINCIPLE DUTIES:

Included but not limited to:

Performs routine and emergency repairs in residential apartments and public areas including correcting electrical malfunctions, repairing and replacing plumbing fixtures, pipes and fittings, repairing and replacing light bulbs and fixtures, repairing doors and locks, performs unit turns which includes painting and repair of unit to move in ready condition.

  • Performs all necessary scheduled preventive maintenance procedures on designated equipment while following manufacturer's recommendations.

  • Respond to emergency calls for system and equipment failure.

  • Completes all work orders in a timely manner while providing detailed information regarding the task(s) performed along with all prescribed/pertinent equipment information.

  • Will assist other Maintenance personnel, when necessary, in the completion of various projects or repairs.

  • Assists in maintaining proper levels of material/supplies to ensure the timely and efficient completion of necessary tasks and repairs.

  • Will be expected to work a reasonable amount of scheduled and "on-call" overtime as necessary.

  • Performs additional duties requested by the Plant Operations Director to ensure the effective and efficient operation of the community.

  • Attendance is essential to this job. Must also maintain dependability and punctuality as outlined in Attendance policy.

QUALIFICATIONS:

Must possess a working knowledge of residential building maintenance to include, but not limited to, plumbing, electrical, flooring and appliances. Must have a basic knowledge of HVAC. Must be able to effectively communicate with residents and staff. Must be able to perform duties under general supervision and or be able to work independently with little to no supervision. Must be flexible and have integrity. Must possess the ability to effectively work with residents and staff. High School or GED. Should possess 3-5 years minimum of maintenance experience in a residential community apartment setting.

  • High School diploma

  • Associates Degree or equivalent in relevant education, training and experience

  • Maintenance supervisor experience (preferred)
