Maintenance Technicians perform a wide variety of maintenance, repair, grounds keeping and other interior and exterior maintenance duties for the community under the supervision of the Maintenance Supervisor.


Essential Functions and

Responsibilities:
  • Show respect for residents and community staff at all times, providing excellent customer service

  • Perform routine interior and exterior community maintenance as scheduled & requested; may include painting, snow/ice removal, gutter cleaning, replacing filters, working with trash compactor, etc.

  • Perform routine maintenance and repair on community equipment to include: plumbing, light bulb replacement, A/C maintenance, electrical, carpentry and mechanical repair

  • Respond to all repair requests and maintenance concerns from residents and staff

  • Report equipment malfunctions or breakdowns as well as any hazardous conditions to the Maintenance Supervisor in a timely manner

  • Maintain resident privacy and receive proper authority prior to entering resident apartments

  • Ensure that all maintenance items are kept in a safe area to prevent injuries to residents, associates, and visitors

  • Attend in-service training and education sessions, as assigned

  • Work with vendors as instructed, such vendors for landscaping, painting asphalt, etc.

  • Must follow all safety/OSHA Requirements

Additional Functions and

Responsibilities:
  • Additional duties as assigned

Knowledge, Skills and Abilities:

  • Basic understanding and ability to repair HVAC, plumbing, electrical, basic carpentry and mechanical systems -

  • Available to work days and evenings, weekdays, and weekends

  • Must demonstrate support of Bell Core Values

  • Must demonstrate ability to provide exceptional customer service

  • Must demonstrate ability to successfully work on a team

  • Must be able to clearly communicate both orally and in writing

Education and Background:

  • Must be a minimum 18 years of age

  • High School degree or equivalent

  • 1-3 years previous maintenance experience desired preferably in a similar facility

  • HVAC, EPA and/or CPO certifications may be required in many communities, based on staffing levels

Duties & Responsibilities: * Execute intermediate maintenance activities, or operates and monitors plant support equipment, referring complex issues or problems to more experienced personnel * Assist the team with maintaining an up-to-date working spare parts inventory system for the equipment/systems * Perform various "Housekeeping" activities, (i.e., keeping work areas clean, cleaning of equipment etc.) * Ensure that operational log paperwork, daily log files, and work order documentation is completed with accurate information * All work must be completed in accordance with CFRs, cGMPs, SOPs, job plans, and Merial Limited policies * Develop, revise, and review related SOPs or job plans/work plans for work related areas * Perform intermediate troubleshooting of utility, process, and HVAC related equipment/ systems * Plan and schedule own work activities with operations staff to minimize impact to production activities * Provide basic support of start-up of new equipment to ensure it meets all mechanical design specifications * Review utility, process system/equipment, Plumbing, ductwork plans, architectural, and HVAC P&ID's * Develop a basic proficiency in one or more advanced maintenance technology and understand how to apply technology to improve equipment reliability (alignment, balancing, thermography, oil analysis, ultrasound, electric motor circuit analysis, metrology or vibration monitoring) * Demonstrate a visible & tangible commitment to HSE, Lean Principles, and the Merial Values in all work related activities * In addition to the above, other assigned duties & projects deemed appropriate within the position scope Desired Skills, Experience and Abilities: * High School Diploma or equivalent * 5 year combination of education, training, and experience in one or more of the following fields: Utility Operations/Maintenance, Process Equipment Maintenance, Control Systems, HVAC Operations/Maintenance, and/or Fire Systems Maintenance    Eligibility Requirements: * Must be legally authorized to work in the United States without restriction. * Must be willing to take a drug test and post-offer physical (if required) * Must be 18 years of age or older Our Culture: Boehringer Ingelheim is one of the world's top 20 pharmaceutical companies and operates globally with approximately 50,000 employees.
