As Maintenance Technician II, you'll perform a variety of tasks, including day to day maintenance and operations of the HVAC, plumbing, electrical, and mechanical systems for the facility. Knowledge of building operations, HVAC systems, and a focus on safety will bring success in this role.

Responsibilities/Expectations:

  • Respond to tenant request in a courteous and efficient manner and report unresolved issues to Foreman/Lead

  • Performs a variety of tasks to safely maintain facility equipment

  • Take readings on equipment regularly, analyze readings, and make adjustments to equipment as necessary

  • Maintaining and operating chillers, boilers cooling towers, and related equipment

  • Troubleshooting and repairs on the building fire and energy management systems

  • Assist in updating logs, records, and drawings

  • Monthly inspection/testing of elevators for compliance with codes, fire pumps and generators

  • Testing/calibration of carbon monoxide and carbon dioxide sensors

  • Inspection and repair of variety of facility equipment

  • Calibration and repairs on the card access equipment

  • Other duties as assigned

Education/Years of Experience:

  • Required: High School Diploma/GED, a minimum of two (2) years' experience in HVAC industry

  • Preferred: Associates or 2-year technical degree

Physical and Environment Work

Requirements:

Must be able to:

  • Work in extreme temperatures, with loud noises and in enclosed spaces

  • Carry and lift items that weigh a minimum of 50 lbs

  • Stand, walk, climb, bend, stoop, and squat, often for long periods of time

  • Work at elevated levels, potentially from man lifts, ladders, scaffolding, and/or small towers, with appropriate PPE (Personal Protection Equipment)

  • Use hand tools

Shift/Work Hours/Travel

Requirements:
  • Must be able to work after hours, on-call rotations, nights, weekend shifts and holiday as needed

  • Examples of rotating shifts include the following shifts:

  • Mon. Fri.: 7am-3pm, 3pm

  • 11pm, 11pm

  • 7am

  • Weekends: 7am-7pm and Mon and Tues 3pm
  • 11pm
  • Weekends: 7pm
  • 7am and Thurs. and Fri. 3pm

  • 11pm

  • May be required to work overtime

Other Requirements:

  • Must maintain one of the following: Mechanical journeyman license with the State of Oklahoma OR a State boiler license and first class ltd. engineer's license

  • Must possess an EPA refrigerant certification

  • Must possess valid State Driver's License and clean driving record

  • Demonstrates excellent organizational/interpersonal skills and safety as the utmost priority

  • Needs basic knowledge of Microsoft Office Application and PC skills

Working under close supervision, assists in monitoring building system operations and performance. Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling. ESSENTIAL DUTIES AND RESPONSIBILITIES Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety. Performs assigned day-to-day repairs, emergency and preventive maintenance. Completes maintenance and repair records as required. Reviews assigned work orders. Estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks. Assists with installation and modification of building equipment systems. Assists with troubleshooting and repairs of buildings and installed systems to include: plumbing systems, kitchen equipment, roofs, drains, shop, and HVAC. Inspects new installation for compliance with building codes and safety regulations. Maintains lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps. Maintains grounds of facility or property performing such tasks as raking, sweeping, leaf blowing or snow removal. Performs welding, carpentry, furniture assembly and locksmith tasks as needed. Responds quickly to emergency situations, summoning additional assistance as needed. Performs other duties as assigned.
