Under general supervision, performs a variety of skilled maintenance duties to include construction, plumbing, carpentry, and painting. Performs maintenance on HVAC to include electronic system calibration and management.
Examples of Duties
1.Performs periodic and preventative maintenance, testing, and calibrating on all heating, ventilating, refrigeration units and air condition equipment to include monitoring of systems electronically.
2.Performs minor repairs on HVAC system.
3.Performs general plumbing and carpentry repairs to include construction.
4.Uses various hand tools to repair toilets, sinks, plumbing fixtures, cabinets, and doors.
5.Performs dry wall repairs and woodworking construction of countertops, shelving, and walls.
6.Repairs irrigation system.
7.Responds to various service requests and provides corrective action.
8.Moves furniture and boxes, replaces ballasts and fixtures, conducts repairs of cleaning equipment, replaces weather-stripping, and repairs furniture.
9.Monitors and maintains computerized control systems, fire detection and security systems.
10. Assists in monitoring various contractors to include special projects and mowing contractor duties.
11. Contacts various vendors in order to obtain bids on material and services. Provides details to obtain quotes and evaluates results.
12. Adheres to personnel, safety, and department policies and procedures.
13. Performs other duties as assigned.
A High School or General Equivalency Diploma (GED) is required. Completion of trade school or HVAC training is preferred.
Must have over two years of previous commercial building maintenance experience. Must have a valid Texas driver's license and driving record must be in compliance with Town policy. Must submit to and pass a post-offer, non-regulated drug test and thorough background checks (including criminal history).
Must have a thorough working knowledge of plumbing, HVAC, and carpentry operations. Must be able to meet deadlines and work well with all levels of employees.
To perform the essential functions of the job, must be able to talk, read, see, walk, and hear; have good hand/foot/eye coordination to operate equipment; follow oral and written directives; perform strenuous physical activities to include bending, kneeling, and stooping; exerting up to 100 lbs. of pressure, lifting, pushing, pulling and carrying heavy objects to include equipment and supplies several times a day; work in adverse environmental and hazardous conditions to include mechanical, electrical, fume odor, dust/mist, chemicals, and other solid waste substances. Must be able to maintain a pleasant and professional demeanor at all times. May work evenings and weekends, as needed.
