Maintenance Technician II (Hvac/Epa) - Minneapolis

Tesoro Group is seeking an experienced Maintenance Technician II to join one of our long-term clients’ team at (2) of their properties in Minneapolis, MN. The ideal candidate will have 2 years’ experience in residential maintenance, experienced in HVAC/EPA (comfort packs/magic packs), have experience with unit turns, have knowledge of basic maintenance and mechanical knowledge, be self-motivated, be able to organize multiple tasks throughout the day and is self-sufficient. This role is contract to hire (90 days before conversion).

This role will be working with (2) affordable/income restricted communities (Site 1 was built in 2005, 74 income restricted units and 3 stories and Site 2 was built in 2008, 66 income restricted units and 4 stories).

Salary: $26-$28/hour while on contract (90 days before conversion).

Schedule: Monday – Friday 8am – 430pm – must be available for apartment turns and emergency response/on-call upon conversion.

Emergency Response Schedule: Every 8 – 12 weeks, you will be required to work company on-call further information will be provided upon conversion (90 days before conversion).

Responsibilities and Job Duties:

• Preventative building maintenance and unit turns.
• Completes general maintenance and upkeep responsibilities including minor plumbing, electrical, HVAC, light carpentry, painting, and landscaping.
• Responds to open work orders and resolves resident/tenant requests within 24 hours.
• Prepare and turn vacated apartment units within a 24-hour period (5 days if not immediate). All vacated apartments must be painted, thoroughly cleaned, carpets shampooed, and repairs done in a timely and impeccable manner.
• Assists in scheduling and completing preventive maintenance for buildings and building equipment.
• Completes hands-on work of all building repairs, preventative maintenance, and general upkeep of the facility with special attention to more involved operations or projects.
• Walks property at regular intervals (daily) to ensure resident/tenant property rules are being followed and that the property is clean and orderly and in good maintenance condition.
• Works on the last day and first day of each month until responsibilities completed; some overtime may be required. Evening and weekend on-call rotations as required.
• Diagnoses problems, replaces or repairs parts, tests, and adjusts.
• Uses a variety of hand and power tools, electric meters, and material handling equipment in performing duties.
• Maintains exterior grounds and interior common areas in quality, presentable condition.

Qualifications and Experience:

• 2 years’ experience in residential maintenance.
• Experience in unit turns.
• Valid Drivers License and reliable transportation as this role will be roving between (2) properties.
• Be able to pass a Kari Koskinen background check.
