Position Description

The Maintenance Technician II is responsible for leading, monitoring, and performing day to day repairs, coordinating budgeted projects and performance managing vendors. This position is responsible for prioritizing and responding to multiple customer requests and resolving each in a timely manner.

This person should also be able multi task and work well under pressure while maintaining a high level of customer satisfaction. This position is to ensure the company office's, fitness center, parking structure and grounds are maintained to have a professional appearance and meets safety standards

  • Lead and monitoring activities of vendors related to building operations and maintenance

  • Perform facilities maintenance projects and work throughout the facility.

  • Respond to customer's facility needs that are submitted through the facilities information system and assigned by manager.

  • Perform light duty installations of furniture, fixtures, and accessories

  • Assist with all facilities systems including general repairs, electrical, HVAC, plumbing, and fire systems

  • Setup and breakdown of special events, special meeting setups, and company assemblies

  • Perform the maintenance and inventory of all facilities supplies, equipment and tools required for operation

  • Participate in action plans for building safety and emergency standards

  • Monitor vendors performing and periodic operational testing of critical equipment and systems

QUALIFICATIONS:

  • Must be available for 24-hour emergency calls and able to meet vendors on site.

  • Must be available to work weekends or after hours as needed.

  • Must have a valid drivers license

  • Mechanically diverse with tools

  • Strong customer service, communication skills and positive attitude

  • Attention to detail and ability to handle multiple tasks on time sensitive schedules

  • Ability to work well with all internal levels of the company and with outside vendors

  • Ability to plan and organize work in order to accomplish tasks in a timely manner

  • Ability to read and understand architectural drawings and building blueprints

Position Requirements

EDUCATION and/or EXPERIENCE:

  • 3-6 years of facilities project management preferred

  • Basic knowledge of building systems including HVAC, electrical, and plumbing

  • Computer experience (Microsoft Office, building systems)

With direct supervision from a Lead Technician, Maintenance Supervisor or Maintenance Manager, a Technician B performs repair and maintenance work on diesel and non-diesel equipment and trucks including, but not limited to, chassis components, vehicle refuse bodies and control systems, hydraulic electrical, air brake systems, general engine work, HVAC components, suspension, drive train and steering systems. A Technician B may also perform basic tire work, such as replacement, tire rotation, and tread depth checks. Knowledge, Skills & Abilities Preferred Qualifications Principal Responsibilities Maintains a working knowledge of, and moderate skill proficiency in, the following vehicle components and systems, with the ability to perform preventative and repair maintenance functions, both on-site and on the road: * Chassis component repair and maintenance; * Refuse bodies, including control, hydraulic and electrical systems; and air and hydraulic braking systems; * Engine repair and maintenance; * Suspension, drivetrain and steering systems; and * Heating and air conditioning. Performs line maintenance welding and fabrication. Safely provides road service when necessary to ensure that the Company's equipment is returned to operation in a safe and efficient manner. Identifies the source of the malfunctions using a variety of electronic tools. Completes applicable Company training programs. Performs other job-related duties as assigned or apparent. Ability to perform basic inspections with limited supervision in some (not all required) of the following heavy truck, or automotive systems: Suspensions & Steering; General Engine, Transmissions, Brakes, Electrical, Hydraulics, Drive Train, Diesel Emissions. Basic understanding of work order labor time standards. Prior experience with, or knowledge of, maintenance work to be performed on Classes 1-5 light/medium duty and heavy-duty Class 7-8 trucks, aircraft, or ships. Automotive Service Excellence (ASE) Certifications (T1-T8) are a plus but not required. Commercial Driver's License is a plus but not required. Valid Driver's License (required).
