Position Overview: This is a part time position at 24 hours per week.

Assist in maintaining the physical condition of the exterior and interior of the property and provide resident satisfaction.

Essential Job Functions The individual must be able to perform the following tasks:

  • Complete all maintenance requests in an efficient and courteous manner.

  • Prepare vacant apartments for market ready condition.

  • Repair and maintain simple electrical circuits, switches, outlets and lighting fixtures.

  • Install and repair carpeting and tile.

  • Repair, install and maintain basic plumbing fixtures such as water heaters, lavatories, toilets, dishwashers.

  • Maintain lawns, grounds, landscaping and parking lots including snow removal.

  • Repair and maintain building exteriors and roofs.

  • Complete preventative maintenance activities.

  • Cleaning and housekeeping of common areas and vacant units.

  • Provide emergency resident support after office hours.

Requirements

  • High school diploma or equivalent combination of education, training or experience.

  • Demonstrated ability or experience in the maintenance field desirable.

  • Must have and maintain a valid driver's license in the state of residence.

  • Able to work overtime and emergency call in.

  • Must be able to communicate effectively verbally and in writing.

  • Must be able to read and comprehend the English language.

VIEW JOBS 11/5/2018 12:00:00 AM 2019-02-03T00:00 Maintenance Technician (AS or equivalent required) GENERAL DESCRIPTION – PURPOSE OF ROLE: The Maintenance Technician will perform diagnostics and repairs of machines and equipment. Must be able to disassemble, repair and reassemble machines and equipment with minimal-to-no instructions. Routinely performs complex mechanical assignments. This position is responsible for supporting production by redesigning, modifying, repairing and installing industrial machinery. The technician shall also repair, maintain, replace, install and test systems for machines and equipment. Inspects equipment and diagnoses electrical and mechanical malfunctions. Analyzes equipment failures, determines root cause and makes necessary adjustments. Applies advanced working knowledge and experience to independently improve maintenance techniques and operations. ESSENTIAL FUNCTIONS: * Troubleshoot equipment failures by disassembly and inspection of components. * Utilize technical documentation (prints, manuals, specifications, etc.) to aid in troubleshooting. * Determine root cause of failure and correct condition to prevent reoccurrence. * Review previous failure modes to aid in discovery of root cause. * Manage all phases of repair projects from origination to completion. * Develop, document, and perform preventive and predictive maintenance tasks to maximize mean time between failures. * Perform alignment checks and mechanical clearances as necessary to ensure proper operation. * Research, develop, and document critical spare parts for equipment. * The ability to perform and apply calculations (belt speeds, sprocket ratios, etc...) with the formulas supplied. * Perform or assist with sheet metal fabrication and equipment installation * The ability to perform various functions in the machine shop. * Turn and center bore a shaft on the lathe. * Cut a keyway, set up mill and use arbor attachment of the milling machine. * Perform mig, tig, and arc welding on various types of metals. * Troubleshoot and assist in the repair of various hydraulic and pneumatic controls. * Troubleshoot and maintain simple circuits and components. * Run systems tests and document them correctly. * Perform various electrical installations as required by the coordinator. The following are examples of a few of the items that a mechanic may be required to install. a) Start and Stop Switchesb) Motor Starters c) AC Interceptorsd) Fuses/Circuit Breakers e) Limit Switchesf) Coils g) OITh) Various Instrumentation, etc... * Troubleshoot various electrical problems and how to read and understand the schematic or diagram that will assist tin repair of the item as required by the coordinator. * Use various tools (megger, VOM) to assist in troubleshooting. * Ability to plan and schedule work utilizing Computerized Maintenance Management System. OTHER RESPONSIBILITIES AS REQUESTED: * Responsible for other duties as deemed necessary by Management. EDUCATION REQUIREMENTS: An Associate's degree from a college/technical school in Industrial Maintenance (or comparable) is required. Completed apprenticeship program shall also be considered. QUALIFICATIONS: * 5-10 years of related industry experience. * Experience in a comparable role with 5+ years' experience. * Experience with PLC Operation/Troubleshooting. * Knowledge on safe use of ropes, chains, slings, hoists, chain falls, come-along, and all other safety equipment. * Knowledge on the dangers of screw conveyors and the importance of guarding on this type of equipment. * Working knowledge of Microsoft office: Excel, Word, PowerPoint. * Excellent oral and written skills. * Understands the importance of safety and quality. * Ability to read and interpret documents such as SOP's and safety documents. * Detail oriented and able to multi-task. * Strong interpersonal skills, positive attitude and the ability to communicate effectively at all levels. * High standard of integrity and professionalism. * The ability to sit, walk, stand, bend / twist, reach, and climb intermittently throughout a shift of 12 hours per day or more as necessary. * The ability to lift up to 40lbs.
