Job Summary

Respond and attend to guest repair requests. Communicate with guests/customers to resolve maintenance issues.

Perform preventive maintenance on tools and kitchen and mechanical room equipment, including cleaning and lubrication. Visually inspect tools, equipment, or machines. Carry equipment (e.g., tools, radio). Identify, locate, and operate all shut-off valves for equipment and all utility shut-offs for buildings.

Maintain maintenance inventory and requisition parts and supplies as needed. Communicate each day's activities and problems that occur to the other shifts using approved communication programs and standards. Display basic knowledge or ability to acquire knowledge in the following categories: air conditioning and refrigeration, electrical, mechanical, plumbing, pneumatic/electronic systems and controls, carpentry and finish skills, kitchen equipment, vehicles, energy conservation, and/or general building.

Perform all surface preparation, painting, minor drywall and wood trim repair, light bulb and A/C filter replacement and the complete and thorough clean up of the painting or repair area. Test, troubleshoot and perform basic repair on all types of equipment, plumbing (e.g., plunge toilets and unclog drains), electrical components including lamps, cosmetic items, extension cords, vacuum cleaners, internet devices, replace electrical switches and outlets, and other guestroom items. Program TV's and perform general housekeeping and engineering-related inventory duties.

Use the Lockout/Tagout system before performing any maintenance work. Perform repairs on interior and exterior landscaping as well as external landscaping sprinklers, Display basic computer skills including inputting air handler schedules and making temperature changes.

Follow all company and safety and security policies and procedures; report any maintenance problems, safety hazards, accidents, or injuries; complete safety training and certifications; and properly store flammable materials. Ensure uniform and personal appearance are clean and professional, maintain confidentiality of proprietary information, and protect company assets.

Welcome and acknowledge all guests according to company standards, anticipate and address guests' service needs, assist individuals with disabilities, and thank guests with genuine appreciation. Adhere to quality expectations and standards. Develop and maintain positive working relationships with others, support team to reach common goals, and listen and respond appropriately to the concerns of other employees.

Speak with others using clear and professional language. Move, lift, carry, push, pull, and place objects weighing less than or equal to 50 pounds without assistance and heavier lifting or movement tasks with assistance. Move up and down stairs, service ramps, and/or ladders.

Reach overhead and below the knees, including bending, twisting, pulling, and stooping. Enter and locate work-related information using computers. Perform other reasonable job duties as requested.

Job Title: -- HVAC Technician Job Summary: -- HVAC Technician performs preventative, corrective and predictive maintenance, troubleshoot and service of commercial and industrial HVAC systems. HVAC Technician performs tests and analysis of data to assure the proper functioning of equipment and provide recommendations as appropriate. Understands control operation, and sequence of operation for commercial and industrial HVAC systems. Must be well organized and keep accurate service and maintenance records. Works as a leader, has strong communication skills and is able to foster strong relationships with customers, vendors and team members. Follows all electrical safety standards and procedures, including training and coaching of apprentices and co-workers. Utilizes multiple trade skills such as carpentry, plumbing, electrical, painting, and roofing, HVAC, and other skills as needed to solve maintenance problems. Maintains commercial properties by self-performing the following duties. Essential Duties and Responsibilities: -- * Install replacement equipment and parts per manufacturers' specifications to honor manufacturer's warranties; complete HVACR preventive maintenance in accordance with established standards; troubleshoot, Analyze and repair HVACR malfunctions in accordance with EPA established standards. * Performs minor plumbing maintenance on existing systems (e.g. unclog toilets and drains, repair leaks in drains and faucets, replace toilets and faucet fixtures as needed, etc.) Performs routine painting, carpentry work, etc., as necessary to maintain our Client's facilities in like new condition (e.g. repair a hole in dry-wall, prep the area, and match the paint to present a uniform and original like new appearance). Performs minor electrical maintenance as allowed without a license within state law requirements (e.g. repair or replacement of fixtures, wall switches, and outlets. Replace light bulbs, ballasts and sockets if necessary). * Complete documentation, including but not limited to, work orders, timesheets, expense reports, service reports and purchase card logs. * Conduct general tasks including, but not limited to, safety training, group meetings and maintaining tools and vehicle (if applicable) Qualifications: -- * High school diploma, G.E.D. or equivalent, HVAC Apprenticeship Program * 5 - 10 years HVAC experience working on commercial or industrial HVAC equipment /systems. * EPA universal refrigeration license. Specific license and certification requirements listed in Service Level Agreement * Ability to read and comprehend instructions including, but not limited to, safety policies and procedure manuals. Ability to write routine reports and correspondence. Ability to effectively present information in individual and small group situations. * Knowledge of HVAC and electrical systems. Basic mathematical abilities in all units of measure. Read blue prints and technical schematics as well as specification manuals. * Complete assigned work orders in a timely manner and communicate work order status via designated business process. * Ability to use and operate handheld device and business systems or document management Database software, including but not limited to Microsoft office, Lotus Notes, MS office (word, Excel). * Comply with all applicable codes, regulation, governmental agency and Company directives related to building operations and work safety.
