Position Title: Plant Operations & Safety Technician

Department: Maintenance Tech III

Schedule: Sat-Wed. 7:00am-3:30pm

Pay: $30-$34 Hourly

Who you are:

• · High school education and valid driver's license.
• · Technical Schooling and/or background preferred.
• · Ability to understand and follow instructions in English, communicate effectively, and perform simple arithmetic.
• · Minimum 1-3 years of Maintenance experience.
• · Minimum one year security guard experience.
• · Certified pool & spa operator 1 year experience, or the ability to obtain within 90 days of hire.
• · Ability to work as a member of a team.
• · Ability to manage time effectively to complete assigned tasks or metered duties.

General Summary:

The Plant Operations and Safety Technician is responsible for maintaining all aspects of the physical plant and safety within the community and physical property. The Plant Operations and Safety Department mission is to provide a safe, functional, sanitary, and comfortable environment for the residents, staff, and the public. This includes conducting preventive maintenance, routine servicing, seasonal repairs, and changes to building equipment and plumbing repairs, as well as rounding, monitoring, and securing the property, both interior and exterior. The plant operations and safety technician will exemplify the hospitality promises in the actions displayed throughout working in the community. This role will also serve as the afterhours point of contact, by providing guest suite confirmation and check-in, vendor check in, and any other duty as assigned.

Essential Job Duties:

Performs general maintenance duties, such as: fixing wall covers, floor covers and some furniture and fixtures; plumbing work, minor electrical repair, and appliance repairs.

• Performs painting and refurbishing projects.

• Performs routine preventive maintenance.

• Performs minor building and equipment repairs.

• Assists, during winter, with snow removal efforts.

• Duties require being on rotating on-call schedule.

• Maintain updated knowledge of assets specific to the company's needs.

• Greet guests and confirm reservations.

• Accomplishes all work in the order of priority.

• Maintain high ethical standards and professionalism.

• Multitask and prioritize as necessary to meet customer needs.

• Duties required ability to work outside normally scheduled hours.

• Duties require the ability to respond to a wide range of emergencies inside/outside of normal hours.

• Duties require the ability to effectively communicate both verbal and written to successfully use multiple software tools for managing information.

• Safely performs work on the heating and air conditioning systems, domestic water systems, refrigeration systems, pumps, motors, fans, electrical systems, and emergency generators.

• Does routine maintenance on all vehicles/carts/bins.

• Maintains all tools, equipment, and supplies in proper condition.

• Attends in-service training and education sessions as assigned.

• Perform building rounding and inspections, door checks, lock ups and unlocks.

• Assists residents with package deliveries and newspapers.

PHYSICAL REQUIREMENTS/WORKING CONDITIONS:

Moderate to heavy physical effort; may be exposed to the elements (heat, cold, rain, snow); work in area with high voltage electricity, hazardous equipment and moving parts; work on roof top and other high places; ability to set up and climb ladders safely with tools and equipment necessary for assigned work; must be able to lift 80 pounds; must be able to walk, stand and stoop for an extended period of time (over 80% of the time); exposure to a variety of chemicals and dust daily; may be exposed to the HBV and HIV viruses.
