SUMMARY
Performs scheduled/unscheduled maintenance and installation tasks on the physical plant, equipment and machinery, according to standards. Position requires demonstration of competency for all on-the-job activities that may have a direct or indirect affect on product safety, legality and/or quality.

POSITION RESPONSIBILTIES
Responsibilities include, but are not limited to:

  • Performs assigned preventive maintenance tasks.

  • Performs scheduled maintenance on plant equipment and machinery.

  • Responds to and corrects equipment stoppage/mechanical breakdown.

  • Troubleshoots (when necessary). Repairs/replaces worn/defective parts, motors, control devices, etc.

  • Operates machine shop equipment and makes required parts when necessary.

  • Maintains cleanliness of work area.

  • Practice and comply with all Company policies and procedures (EEO, Harassment, Safety, Sarbanes Oxley, etc.)

  • Performance of other duties which are deemed by management to be an integral part of the job, including but not limited to fulfillment of work schedules, adherence to attendance policies, and other applicable operating rules, policies and procedures.

  • Performs other duties as directed by supervision.

DESIRED EXPERIENCE
One or more years experience as Production Operator or Technician and/or formal training or experience. Experience in Heating, Ventilation, and Air Conditioning; Welding, Electronics, Electrical repairs, Industrial Equipment installations, alignment, start-up repairs, etc.

DESIRED EDUCATION
Associate Degree in Electronics/Electrical Technology and/or equivalent formal training and work experience.

Before applying please review our ideals and virtues at trustwork.com/#about What you'll be doing: * Respond to and complete work orders in a timely manner * Ensure the property's appearance is excellent by picking up trash, replacing light bulbs, painting and performing repairs * Coordinate with the Maintenance Supervisor and team to prioritize tasks throughout the day * Provide excellent service when interacting with residents, guests, and vendors * Identify any issues regarding safety, hazardous conditions or maintenance needs in the property and correct them or report them to the Maintenance Supervisor * Perform preventative maintenance throughout the property * Prepare vacant apartments for move-in * Perform electrical and plumbing work as required * Close work orders in Yardi with notes * Deliver notices to residents and assist with other tasks as needed What you must have: * At least 1 year of general maintenance/general repair experience, preferably in the apartment industry * EPA Type I, Type II or Universal certification strongly preferred * Trade skills including but not limited to plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, appliance, etc. * Trade Licensing preferred but not required * Must have own tool kit * Must live within 30 minutes of community * Must be willing to work a varied schedule including weekends and holidays * Must have dependable transportation and be able to accommodate a rotating on-call schedule What's nice to have: * High school diploma or general education degree (GED) is preferred but not required What we provide * Awesome, performance based culture * Coaching and stretch assignments that will test your limits * Competitive salary and equity awards * Medical, dental, and vision benefits * 401(k) retirement plan * Unlimited Paid Time Off (discretionary) * Discounted rent at any properties owned by ResProp Management Avesta Sarasota FL
