  • Performs general carpentry, tiling, wiring, painting, framing, door repair, locksmith operations, lighting replacement, and wall surface repairs.

  • Assists Materials Management/Purchasing with stock distribution

  • Assists with grounds keeping and general property maintenance

  • Inspects and performs minor repairs on fleet vehicles

  • Responds in a timely, courteous manner to patient/resident questions, complaints, or requests.

  • Properly maintains tools, work spaces, and equipment.

  • Notifies management concerning need for major repairs or additions to lighting, heating and ventilating equipment.

  • Understands OSHA standards regarding proper usage and dilution of chemical products, equipment safety and usage, as well as blood borne pathogen precaution and procedures.

  • Reports patient/resident or employee safety hazards, maintenance problems or needed repairs to management immediately.

  • Completes preventive maintenance checklists and other maintenance records.

  • Ensure the working of all safety equipment

  • Assists in fire drills and training

  • Participates in the Facilities Department On Call rotation

  • Performs other duties as assigned

  • Must be able to perform each essential duty and responsibility in a safe and satisfactory manner.

  • Must be punctual and have a good attendance record

  • Have reliable means of transportation to work

  • Proficient in use of electronic tablet for work order system

  • Follow preventive maintenance schedule / instruction and complete reports, as requested.

  • May also be required to: inspect and maintain emergency power equipment, test starter generator once a week and maintain power level of battery; inspect and maintain fire alarm system to include testing system, fire doors, audible alarms, visible alarms (lights) and smoke detectors and record data on appropriate forms as required by state or facility; check condition and readiness of extinguishers on a regular schedule; inspect and maintain lighting system throughout facility.

  • Inspect and maintain plumbing system, replace or repair faucets, toilet stools, urinals, traps, drains, basins and bathtubs, as needed; repair or refinished furniture in rooms, offices and dining room as needed.

Summary: Maintenance Technician I is an entry level position that performs general electrical, plumbing and repairs on buildings, machines or equipment. Duties are frequently repetitive or involve providing physical effort such as lifting and moving objects and materials and cleaning work areas. Essential Duties and Responsibilities: * Effectively handle resident and staff service requests, preventive maintenance and work orders in a timely manner. * Maintain, assess and repair issues including electrical, plumbing, A/C, HVAC, appliances and interiors. * Maintain accurate records regarding preventative maintenance, services requests, etc. * Run errands for materials, etc., trash pick-up and move furniture, as needed. * Follow all safety, security, infection control and hazardous materials policies and procedures to establish a safe work environment. * Maintain and apply knowledge of regulations issued by Arkansas Health Department, Office of Long Term Care, National Fire Code (NFPA), NFPA Life Safety Code, state plumbing code, OSHA and other authorities. Qualifications: * High school diploma or equivalent * Experience in general non-licensed maintenance experience is preferred; however individuals with a willingness and aptitude to learn on the job will be considered * Previous plumbing experience is highly desirable * Must possess good interpersonal skills * Must possess excellent customer service skills * Ability to work with little supervision * Ability to adjust schedule or work overtime on occasion to meet business needs * Ability to lift and/or move up to 50 pounds.
