Responsibilities

Performs the general operating maintenance, service, and repair of the interior and exterior of the assigned community(s), in accordance with current federal, state, and local standards/regulations and company policies.

Maintains scheduled and unscheduled maintenance on, but not limited to: H.V.A.C., elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.

Performs general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, carpentry work, painting, and equipment repair. Responds to maintenance requests by residents for items needing repair in their rooms, including repairing plumbing, electrical, heating and replacing light bulbs. Repairs and maintains vacated rooms in a timely manner.

This includes painting walls and cleaning carpets. Ensures that walls, floor coverings, doors, and woodwork in the common areas of the community are properly maintained. Maintains positive communication with local fire marshal, building inspector, state elevator inspector, and any other jurisdictions governing the community.

Repairs walls, floor coverings, doors, and wood work in the common areas of the community. Assesses all plumbing and electrical problems within the community and determines the best course of action to correct the problem. Works within the legal scope of local and state codes.

Documents safety issues as well as physical plan deficiencies related to local, county, state and federal guidelines. Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals and takes necessary precautions. Assess property damage and file property damage claims in accordance with company policy. Responds appropriately to management and/or community emergencies by assisting as needed.

Qualifications

Education and ExperienceHigh school diploma or General Education Diploma (GED); and one to three years related experience and/or training; or equivalent combination of education and experience. Knowledge of building equipment, building codes and building systems (HVAC, plumbing and electrical) in health care facilities. Ability to communicate effectively with residents and their family members, and associates at all levels of the organization.

Certifications, Licenses, and Other Special RequirementsValid State Driver's License required for vehicle travel, as needed.

Management/Decision MakingUses limited independent judgment to make decisions based on precedents and established guidelines. Solves problems using standard procedures and precedents. Knows when to refer issues to supervisor and when to handle them personally.

Knowledge and SkillsHas a working knowledge of a skill or discipline that requires basic analytic ability. Has an overall understanding of the work environment and process.

Has working knowledge of the organization. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence.

Ability to speak effectively before groups of customers or employees of the organization. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

The Lead: Golf Course Maintenance Technician - Winter Outdoor Operator works year-round at Mt. Brighton as a lead operator in a hybrid capacity. This position will work directly with supervisory and management staff to help develop a daily work schedule and coordinate the related activities and necessary equipment with the staff. Responsible for the programming, operation and maintenance of the irrigation system. Ensures all golf course equipment is maintained in excellent working order. Training, supervision and reviewing of golf course employees fall under the Lead: Golf Course Maintenance Technician - Winter Outdoor Operations duties. Works through winter season in an operations capacity, as a snowmaker producing machine made snow, while striving for quality, safety, and efficiency to ensure an exceptional experience for our guests. Will assist in the production of a suitable snow surface by utilizing snow guns and snow transportation vehicles.   Mt. Brighton contributes, promotes and demonstrates Vail Resorts’ mission “Experience of a Lifetime” for all of our guests and our team as a daily goal.   JOB RESPONSIBILITIES: Summer Operations: * Under the direction of supervisor, provides day-to-day work support to crew, trains and guides staff as needed, and resolves issues and problems * Works with supervisor and other key staff members to continually improve the golf course, club grounds, maintenance facility and compound, plus all safety programs * Continues educational development by reading selected materials, attending local turf seminars and playing golf * Duties may include hand watering greens, tees and fairways; trouble shooting wet areas and dry spots; operating and repairing the irrigation system as needed; grading and preparing soil base; laying sod; and performing other duties as directed * Operate utility vehicles and assorted maintenance equipment (riding and hand-operated mowers, carts, tractors, etc) * Inspects, diagnoses and repairs mechanical defects/failures in various golf course maintenance equipment including diesel, electric, and gasoline powered equipment * Performs skilled project work as needed and operates specialized equipment * Contributes to a preventative maintenance program and places safety procedures as a top priority * Will execute fertilizer and chemical applications * May assist in daily maintenance and upkeep of golf course grounds including mowing greens and tees, repairing tee areas, raking sand traps, trimming/fly mowing, and general landscaping * Oversees the cleanliness of the golf course equipment, maintenance facility, golf course and club grounds * Fills in to perform all functions and routine golf course maintenance activities as directed by the supervisor   Winter Operations: * Under the direction of supervisor, provides day-to-day work support to crew in the safe and efficient preparation, operation and breakdown of snowmaking guns, hoses and equipment * Adheres to all snowmaking policies, safety guidelines and best practice procedures at all times * Conduct visual inspections and routine maintenance of snow guns and hoses * Support the snowmaking team in ensuring the highest quality of manmade snow * Will be required to work outside in all weather conditions, either on the overnight shift or the day shift * Other duties as assigned   JOB QUALIFICATIONS: * Have 3 or more years of experience in golf course maintenance and snowmaking – Required * Hold a license in Commercial Pest Control Application – Required * Required to pass oral/written test on lift operations * Must be at least 18 years of age – Required * Current, valid Driver’s License – Required * Must be willing to work evenings, holidays and weekends.
