Position Info

POSITION SUMMARY

The Maintenance Technician is responsible for performing various maintenance functions that are necessary to maintain and enhance the value of the community. They work with the maintenance team and management to ensure the quality of work meets the standards set by the owner and resident.

ESSENTIAL FUNCTIONS

Completion of all maintenance service requests as assigned

Perform tasks associated with electrical, plumbing, carpentry, masonry and painting

Maintain, repair and replace HVAC systems

Repair and treat structures such as showers, sinks, appliances, doors, cabinets, walls and building exteriors

Schedule and complete preventative maintenance

Minor pool maintenance

Assist in monitoring all work being performed by outside contractors

Monitor and maintain all building systems as assigned

Assist with maintenance of grounds such as trash pick-up, sweep sidewalks and light landscaping

Make ready units for new move-ins

Assure safety practices are used which comply with all company, local, city, state and federal guidelines

Follow Bridge policies and procedures and comply with Fair Housing, state and federal laws

Regular, on-time attendance

Special projects and other responsibilities as assigned

Qualifications

POSITION QUALIFICATIONS

Basic understanding of electrical, plumbing, painting, masonry and carpentry

Working knowledge of HVAC systems

Follow oral and written instructions

Ability to communicate with residents, co-workers and management

Available to perform emergency repairs at all times (24 hours/day)

Ability to climb up to 40 feet

Color vision and the ability to hear

SKILLS AND ABILITIES

EDUCATION

High school graduate or equivalent

EXPERIENCE

Two years working experience in facility maintenance

WORK ENVIRONMENT

Inside and outside in all weather conditions

VIEW JOBS 12/5/2019 12:00:00 AM 2020-03-04T00:00 JOB SUMMARY The Maintenance Technician position provides a wide range of facilities maintenance and custodial services for the hotel. The ideal candidate must be able to perform detailed mid-level technical maintenance, troubleshooting and repair of hotel facilities and equipment independently. Our Maintenance Technicians are required to comply with all OSHA standards and regulations as well as government mandate regulating public safety and security. Regular work attendance which includes flexibility in work schedule that may include afternoons, nights, weekends, and holidays. JOB DUTIES * Oversee the completion and documentation of maintenance work orders. * Perform quality inspections of work performed by outside contractors and vendors, as appropriate. * Perform preventive maintenance in guestrooms and common areas. Also work with housekeeping to ensure all guestrooms are "guest-ready." * Perform maintenance and repair of all building facilities and systems, including electrical systems, heating, ventilation, and cooling systems, boilers, water and plumbing systems etc. * Investigate and troubleshoot problems with facilities and systems throughout the hotel and * Requisition as necessary maintenance supplies, equipment parts, materials, tools etc. to General Manager as appropriate and authorized. Manages inventory of items. * Maintain records of all maintenance activities and repairs. * Ensure proper care and use of tools, equipment and supplies. Is familiar with and complies with all relevant OSHA, state and local safety and regulatory requirements. * Keep all interior and exterior areas clean and clear of clutter and trash. * Perform exterior cleaning activities periodically such as pressure washing, painting, mopping, and resurfacing. * Ensure exceptional customer service to all guests and protects guest privacy and safety when within * Maintain a neat, clean and well groomed appearance. (Specific standards outlined in Associate handbook). * Proactively address unsafe conditions by reporting accidents, injuries, property damage and or loss to the appropriate contact immediately. * Demonstrate a strong working knowledge and understanding of building electrical systems, HVAC systems, low pressure boilers, plumbing, and water supply systems. * Perform other related duties as assigned. EDUCATION and EXPERIENCE * High school diploma and or any equivalent combination of education, training and experience. * Apprentice status or higher in electrical, plumbing or HVAC/mechanical trade preferred but not required. * Prior hospitality experience preferred. SKILLS * Strong analytical skills * Ability to independently evaluate problems, issues, or challenges and implement solutions. * Ability to effectively deal with internal and external customers, some of whom will require high levels of patience, tact and diplomacy to defuse intense situations. * Ability to read, listen and communicate effectively in English, both verbally and in writing. * Basic carpentry, sheet rock, painting, cabinetry, door lock, and hardware skills. * Ability to read and interpret technical manuals and mechanical and electrical documents and specifications. * Ability to use hand and power tools applicable to tasks. PHYSICAL DEMANDS * Lift up to 45 pounds maximum. * Occasional sitting, twisting, bending, stooping, kneeling, crouching, crawling, reaching, * Frequent to constant standing, walking, and using hands to fingers to feel/touch. * May occasionally need to perform duties within extreme temperatures.
