Nature and Scope

Assists in the maintenance of facility to provide a safe, clean, and comfortable environment for residents, staff, and visitors.

Minimum eligibility requirements

  • Relevant work experience (1+ years preferred).

  • Minimum high school diploma or equivalent required.

  • Must be able to communicate effectively with residents, families, staff, vendors and the general public.

  • Must have compassion for and desire to work with the elderly.

  • Must demonstrate the ability to work responsibly as a team member as well as an individual.

  • Must be honest, fair, dependable, respect confidentiality and the rights and privacy of others.

  • Must have basic reporting and organizational skills.

  • Must have valid driver license.

  • Must meet all health requirements.

  • Must pass criminal background check.

Essential functions Maintenance

  • Care for the routine maintenance needs of the Community and its residents as if they were your own home and family.

  • Diagnoses technical and mechanical problems and makes repairs as appropriate.

  • Responsible for maintenance and beautification of facility and grounds.

  • Ensure cleaning chemicals are safe and consistent with Affinity/regulatory guidelines and safely stored.

  • Maintain all electrical, plumbing and mechanical equipment.

  • Maintain pool and all aquatic equipment if applicable.

  • Maintain all fitness equipment, kitchen equipment and emergency call system.

  • Maintain all life safety equipment, security systems, keying log and security cameras.

  • Respond to resident/director/staff requests for maintenance through maintenance reports and log system.

  • Ensure 24-hour repair/response time for all daily maintenance requests.

  • Ensures the timely turnover of vacated and vacant apartments to be show and rent ready within 48 hours of vacating.

  • All minor repairs, including: basic carpentry, painting, electricity, plumbing, locksmith, and preventative maintenance as defined by Affinity.

  • Carry out tasks associated with a standardized preventative maintenance program.

  • The Community must be mechanically sound, safe, and well maintained.

  • Interiors must be neat, paint and wall coverings clean, sound and chip/scratch free.

  • Maintenance staff will have a keen sense of detail with regard to these items.

  • Patching, painting and repair will be a major part of the maintenance program, as well as carpet care and maintenance.

  • Grounds, building exterior and interior, signage are maintained year-round.

  • Flowerbeds and lawns will be weeded and trimmed.

  • Season foliage and snow/ice removal is also part of the exterior maintenance plan.

Customer service

  • Responsible for ensuring that all employees are providing excellent customer service to internal and external customers.

  • Perform job duties for residents and with team members in a courteous and professional manner.

  • Take initiative to ensure resident safety and satisfaction is a priority.

  • Meet and greet visitors in a friendly, helpful manner (Visitors include anyone who visits the community; specifically, current residents' families and friends, prospective residents and their families, referral sources, vendors and regulators).

  • Answer phones appropriately, according to company and community standards.

Job Summary The Industrial Maintenance Technician will work independently and with other plant personnel to perform preventative, routine and emergency maintenance tasks. This role also maintains production and quality by ensuring operation of machinery and mechanical equipment. Essential Duties and Responsibilities * Ensures operation of machinery and mechanical equipment by completing preventive maintenance requirements on engines, motors, pneumatic tools, conveyor systems, and production machines; following diagrams, sketches, operations manuals, manufacturer's instructions, and engineering specifications; troubleshooting malfunctions. * Locates sources of problems by observing mechanical devices in operation; listening and visually evaluating for problems; using precision measuring and testing instruments. * Controls downtime by informing production workers of routine preventive maintenance techniques; monitoring compliance. * Maintains equipment, parts, and supplies inventories by checking stock to determine inventory level; anticipating needed equipment, parts, and supplies, and communicating needs to the Maintenance manager. * Performs various refrigeration, plumbing and heating-related duties; cut, thread, assemble and lay pipe; assist in the purchase, installation, repair and maintenance of various plumbing, heating and air conditioning fixtures; perform welding and metal fabrication; diagnose and repair electronic ignition systems for heaters, furnaces and hot water heaters. * Provides mechanical maintenance information by answering questions and requests. * Contributes to team effort by accomplishing related results as needed. * Performs work order repairs, inspections and adjustments per PM requirements. * Fabricates and modifies new and existing equipment. * Operates a variety of equipment and machines including saws, drill press, welders and various hand and power tools to perform repair and maintenance work; maintain tools and equipment in a safe, clean and proper working condition. * Participates in the preventative maintenance program. Supervisory Responsibilities N/A Qualifications Education and/or Experience: * High school diploma or equivalent required * Post-secondary education and/or a technical trade certificate is a plus * Minimum of five (5) years' experience with mechanics and basic electrical repair Knowledge, Skills and Abilities: * Ability to read and interpret documents, drawings and schematics * Knowledge of hydraulics, pneumatics, electrical, electronics (PLC), , heating ventilation, air conditioning, carpentry, welding, machining and fabricating; the position also requires proficiency in trouble shooting the before listed categories. * Skilled in the technical aspects of field of specialty * Knowledge of basic record keeping techniques and proper methods of storing equipment, materials and supplies * Ability to effectively use trade tools, equipment, materials, methods and techniques used in skilled and general maintenance and repair involving at least one of the following: electrical, heating and air conditioning, plumbing, welding, hydraulic/pneumatic and electrical control systems and general building * Ability to read and comprehend simple instructions, short correspondence and memos. * Ability to write simple correspondence. * Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals.
