Position: Maintenance Technician
The Maintenance Technician primary function is to ensure safety, operation and condition of all PCCS operated sites.
Participate directly or indirectly in all maintenance projects
Perform electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
Perform light plumbing work, such as clearing stoppages, replacing fittings, etc.
Replace/repair broken glass, screens, tile, garbage disposals, fixtures, appliances, blinds, locks, drywall and other interior repairs
Complete and/or supervise a variety of maintenance related jobs. For any work unable to be completed internally it is expected this role will act as a liaison with external vendors
Perform carpentry work, such as replacing doors, repairing/replacing cabinets and countertops, replacing trim and other structural repairs
Maintain basic heating and air-conditioning systems and perform minor repairs
When necessary, assist with housekeeping/office keeping duties
Perform limited extermination services
Maintain curb appeal by picking up litter, sidewalk and parking lot sweeping and performing ground work as necessary
Participate in on-call emergency schedule for evening, weekend and holiday coverage
Be responsible for inventory control and proper use of maintenance supplies and equipment
Conduct monthly testing of systems such as fire alarms
Change light bulbs in common areas and replace smoke detector batteries
Sort contaminated recyclables as needed
Assist the maintenance supervisor in scheduling preventive maintenance inspections
Perform necessary and preventative maintenance in vacant apartments
Keep and maintain accurate records relating to preventative maintenance, service request status, apartment and general building maintenance, inspections, inventory and purchasing requirements
Perform all maintenance on all equipment based on the manufacturers recommendations and operation manuals
Periodically inspect all units, buildings and common areas, performing repairs as necessary
Ensure a safe work environment by following company policies and using appropriate protective gear at all times
Perform and/or supervise sidewalk snow removal and maintenance during the winter months.
When necessary, assist in apartment inspections
Open and close work sites as needed.
All other duties deemed necessary by supervisor.
High School/GED or Trade School diploma
Valid drivers license required.
3+ years of full time general maintenance experience, or an equivalent combination of education
Knowledge of maintenance and repair tasks, tools and equipment in any of the following areas, as required: plumbing, electricity, HVAC, locks, carpentry, painting, and general maintenance.
HVAC and CPO certification preferred
Excellent verbal and written communication
OSHA training preferred
