Job Title: Maintenance Technician II
Department: Maintenance
Reports To: Maintenance Supervisor or Maintenance Director (depending on region)
Job Summary:
Maintenance tech II is responsible for ensuring that facilities are in good operating condition. Responsibilities may include cleaning buildings and rooms, and performing general maintenance and repair of the building, grounds, and equipment.
Duties/Responsibilities:
Be responsible for the maintenance and up-keep of all property owned or operated by Vista Care and its affiliates.
Ensure that all facilities are maintained in a safe and professional manner.
Ensure that all maintenance duties are completed in such a way that the safety and well-being of all Vista Cares residents and staff are protected.
Maintain detailed maintenance work order records for all programs through company platforms
Report financial activity of the maintenance department through company platforms
Monitor and report financial activity of the maintenance department
Safely operate company vehicles while traveling between work locations
Attend scheduled administrative meetings.
All other duties as assigned.
Skills/Abilities:
Light Plumbing
Replace faucets and fixtures
Maintenance of hot water mixing valves, water softeners, and sump pumps
Clearing obstructions from existing plumbing
Coordinating licensed plumbers when needed
Light Electrical
Replace outlets and lighting fixtures
Perform low-voltage work such as garage door openers and door bells
Coordinating licensed electricians when needed
HVAC
Replace Filters
Clean air conditioning condensers
Maintain and clean dryer vents
Coordinate licensed HVAC contractors when needed
Fire Safety
Replace batteries in all smoke alarms
Review fire alarm testing and report to Director of Operations
Schedule fire extinguisher maintenance
Schedule sprinkler system maintenance
Flooring
Clean flooring as needed; to include carpet, linoleum, and tile.
Coordinate outside contractors as needed.
General Maintenance
Painting
Patching walls
Replacing hardware
Grounds Maintenance
Snow removal, as needed
Track delivery and use of salt
Coordinating licensed contractors as needed
Appliance Repair and Maintenance
Repair or replace appliances as needed
Coordinating licensed contractors as needed
Maintain a record of all appliances
Maintain Licensing Information for all Homes
Well inspections
Water testing
Fire equipment
Furnace inspections
Septic inspections
Education:
Have at least 2 years of experience in a related trade
Have a valid State driver's license, be insurable, and maintain a good driving record.
Working Conditions/Physical Requirements:
Have the ability to lift up to 50 pounds on a regular basis, and be able to bend, squat, twist, reach, and stand on a continual basis.
