To provide multi-disciplined, skilled building operations, maintenance and janitorial services to the off-campus locations. Preventative maintenance, corrective maintenance, minor renovation support, building occupant general maintenance services, security assistance, environmental services support, and groundskeeping are prime functions. Ensures that all assigned work is completed in an effective, timely, and dependable manner that meets or exceeds all code requirements that may be applicable.

Responsibilities

EFFECTIVELY UTILIZES A HIGH LEVEL OF BUILDING MAINTENANCE, SECURITY AND ENVIRONMENTAL SERVICES KNOWLEDGE IN SUPPORTING THE OCCUPANTS OF A DESIGNATED BUILDING. TASKS ARE PERFORMED IN A SAFE, EFFECTIVE, AND EFFICIENT MANNER DISPLAYING HIGH SKILL LEVEL AND LITTLE OR NO REWORK.

  • Primary responsibility is to perform preventative and corrective maintenance required for the building, effectively communicating need for assistance as required.

  • Effectively serves role of individual responsible for coordination of all maintenance activities of the facilities.

  • Evaluates problems and performs appropriate solutions or identifies options for corrective action.

  • Provides support on energy management issues, along with compliance of OSHA, DNV, and other code enforcement agencies.

  • Performs grounds work such as snow removal, trash pick-up, mowing or other departmental requirements.

  • Maintain a clean, safe and attractive environment throughout the off-site locations for customers, visitors, and team members by performing daily restroom, office, and building cleaning, trash removal, and other housekeeping/janitorial duties as needed.

  • Monitors the conduct of visitors on campus and appropriately questions/escorts unauthorized persons as needed.

  • Monitors the safety and security of the campus through documented inspection tours and customer focused interactions.

  • Patrol campus and premises to prevent fire, theft, vandalism and intruders.

PERFORMS GENERAL AND SPECIAL WORK ASSIGNMENTS AS DIRECTED OR THROUGH SELF-IDENTIFICATION OF NEED. THIS IS ACCOMPLISHED IN ASAFE, EFFECTIVE AND EFFICIENT MANNER FOR IMPROVEMENT OF THE BUILDING AND BUILDING SYSTEMS BEING SERVED.

  • Capable of diagnosing problems and developing solutions for minor repairs throughout the facility.

  • Provides continuous input on the status of the building regarding potential code/safety issues.

  • Routinely identifies areas for improvement or in need of repair and proceeds with appropriate actions through UnityPoint Health policies and procedures.

  • Works with staff in buildings to provide a safe, clean, comfortable environment.

  • Is familiar with the building systems they maintain and demonstrates the ability to diagnose, repair and maintain those systems, in feedback directly to customers to inform them of equipment some cases with assistance from other staff.

  • Provides status and work order completion.

PERFORMS PREVENTIATIVE MAINTENANCE AS OUTLINED BY DEPARTMENTAL SECHEDULES TO REDUCE FREQUENCY AND SEVERITY OF MALFUNCTIONS OF BUILDING EQUIPMENT AND SYSTEMS, WHICH MAY IMPACT THE DAY-TO-DAY OPERATIONS AND USE OF SUCH EQIPMENT. PREVENTATIVE AND CORRECTIVE MAINTENANCE TASKS ARE PREFORMED IN A SAFE, EFFECTIVE AND EFFICIENT MANNER.

  • Develops and maintains an effective PM schedule for all building components.

  • Routinely achieves designated completion rate of all PM activities.

  • Continually reviews components for durability and effectiveness. Adjusts PM schedules and/or changes specifications for products based on findings.

  • Maintain close communications with all occupants of the building to keep informed of maintenance, security, environmental services, and groundskeeping issues.

REMAINS CURRENT WITH ONGOING ADVANCES IN THEORY AND STATE OF THE ART TECHNOLOGY APPLICABLE TO BUILDING SERVICES AND MAINTENANCE. CONTINUALLY DEMONSTRATES THE ABILITY TO BE RESOURCEFUL AND EFFECTIVE. DISPLAYS A WILLINGNESS TO WORK TOWARD A HIGHER LEVEL OF TECHNICAL AND PROFESSIONAL SKILL RELATED TO ALL ASPECTS OF BUILDING SERVICE AND MAINTENANCE.

  • Maintains a working knowledge of advancement in building maintenance systems and practices, including energy management techniques and attend education opportunities to validate skills.

  • Identifies areas for improvement for building services and maintenance procedures, including PM scheduling/frequencies, and general practices.

  • Strives to provide maximum comfort and safety to building occupants while minimizing operating costs.

  • Issues accurate daily time records and other required documentation, in a timely manner for the purpose of tracking costs associated with all outside facilities.

  • Demonstrates ability to meet business needs of department with regular, reliable attendance.

  • Employee maintains current licenses and/or certifications required for the position.

  • Practices and reflects knowledge of HIPAA, TJC, DNV, OSHA and other federal/state regulatory agencies guiding healthcare.

  • Completes all annual education and competency requirements within the calendar year.

  • Is knowledgeable of hospital and department compliance requirements for federally funded healthcare programs (e.g. Medicare and Medicaid) regarding fraud, waste and abuse. Brings any questions or concerns regarding compliance to the immediate attention of hospital administrative staff. Takes appropriate action on concerns reported by department staff related to compliance.

Education:

  • High School Diploma/GED

Experience:

  • 1-3 years of experience in/with building maintenance and operations.

License(s)/Certification(s):

  • Valid driver's license when driving any vehicle for work-related reasons.

  • Motor Vehicle Registration must be run annually.
