Summary
The Maintenance Technician is to complete resident requested maintenance orders on a timely basis. The Maintenance Technician is often the single most responsible party for resident retention. Not only does the Maintenance Technician play a key role in the resident's comfort and safety, they often interact with the residents more than any other on-site personnel. It is therefore essential that the Maintenance Technician portray a professional, courteous, and "We Care" attitude while on the job.
Essential Duties & Responsibilities
Complete resident requested service orders on a timely
Complete maintenance work assigned during employee's scheduled on-call rotation for weekends and holidays (after hours).
Complete all assigned maintenance work on vacant apartments within the RealSource standard of 7 days or 5 business days.
Comply with all OSHA regulations and any applicable laws in your area regarding health, safety, or environment.
Perform work area clean-up and safety related duties during and after a project is completed.
Order maintenance supplies with approval from the Maintenance Supervisor.
Ensure building lights and timers are working properly.
Install new appliances as necessary.
Consult with Maintenance Supervisor on major repairs, replacements and/or contracts.
Attend meetings and seminars as requested by Community Manager, Regional Property Manager or Maintenance Supervisor.
Cleaning and maintaining all company property used in daily maintenance operations and ensure that tools, equipment are in good working order.
Ensure that storage areas and maintenance shop remain locked when not in use.
Conduct all business in accordance with company policies and procedures.
Picking up trash on the grounds of the property, daily, if necessary.
Keeping the pools and common areas always clean.
Keeping the maintenance shop clean and always organized.
Perform any other duties as assigned by the Community Manager, Maintenance Supervisor, or Regional Property Manager or any other company official as needed.
Must be able to lift 80-100 on a regular basis.
Must have a valid driver's license and reliable transportation
Must be available for night/weekend call duty.
Must have the knowledge and ability to perform the following duties:
Plumbing repairs
Repair/replace locks, smoke alarms
Replace screens
Appliance repair
Electrical repairs
Roofing/siding inspection/minor roof/siding repair
Change AC filters
HVAC repairs (must have HVAC certification)
General carpentry work
Replace broken windows
General maintenance skills
Comply with OSHA regulations
