Maintenance Supervisor - Winter Haven, FL
This is a full-time, exempt position.
Basic Function and Overview
The Supervisor's primary function is to coordinate and supervise the work of employees in the areas and equipment assigned to the Supervisor. The Supervisor is responsible for the proper maintenance of electrical, plumbing, mechanical, and related systems. The Supervisor oversees the personnel completing tasks in the areas under the Supervisor's authority. The Supervisor is the primary contact with the area's Operations personnel. Appropriate oversight will be used to ensure maintenance is completed properly.
Duties and Responsibilities
Communicate the daily schedule to craft people at the start of the shift, making clear what is expected to be done, how long it should take, and the sequence in which it should be worked
Ensure maintenance personnel work only on the work orders scheduled or Emergency Work as assigned
Monitoring progress throughout the shift ensuring jobs are being completed on time
Making job checks during the course of the shift, identifying variance issues at that time and taking corrective action as needed
Ensure improvement work is not being worked ad hoc by Maintenance personnel but is transferred to the appropriate contact
Following contractual procedures, address issues of poor performance in a timely manner and take appropriate action to resolve the problem
Ensure work orders are closed and entered into the CMMS by the crafts with all information documented and turned in to the Planner
Implement projects that will improve equipment reliability and lengthen the time between failures
Identify, develop and address craft training requirements
Review the backlog each week prior to the Weekly Scheduling meeting
Indicate which items from the backlog have to be included in next week's Weekly Schedule
Participate in the Weekly Scheduling meeting by reviewing the required PM's and indicating the additional items required to be worked the next week
Ensure that any overtime is kept to a minimum and that overtime is worked according to the overtime policy
Ensure that all jobs are safely released and all work is done in accordance with the company's safety rules
Ensure that proper housekeeping standards are maintained during and immediately after the completion of every job
Attend morning meetings and scheduling meetings on time
Receive approval prior to deviating from the work process management process guidelines
The Supervisor will ensure that his replacement, when the Supervisor is not on-site, is completely trained in the above responsibilities

Minimum Qualifications
Working knowledge of trades classifications and functions (Electrical & Mechanical)
Prior use and interpretation of maintenance or facility maintenance union contracts and vendor contracts applicable to task assignments and scheduling efficiencies
Ability to effectively communicate with maintenance technicians and Operations
Demonstrated proficient use of various computer programs
Ability to lead and work within a teamwork structure
Willingness to support the prescribed work management process
Ability to provide feedback on the work management process and flexibility with respect to changes in those processes
Accurate and acute written communications skills, oral communications skills and meeting leadership abilities
Ability to coach and mentor maintenance personnel
