The Maintenance Supervisor reports to the Property Manager and ensures apartment units and facilities for an assigned apartment community are in good working order and maintained.

Primary responsibilities include coordinating the maintenance team to ensure the repair and maintenance of property facilities and apartment units; prompt and courteous responses to service requests; an adequate supply of market-ready apartments to meet leasing demand; property appearance which meets or exceeds standards. The Maintenance Supervisor assists with hiring, training, and developing assigned staff which may include painters and/or landscaping staff.


  • Prepares or assists in preparing all market-ready apartments in regards to painting, carpet cleaning, general repairs, housekeeping, etc. Efficiently and effectively schedules subordinates, assuring that work orders and make readys are completed correctly in a timely manner.

  • Monitors the maintenance and up-keep of all mechanical equipment on the property including, but not limited to, water heaters, HVAC units, etc. and performs various preventative maintenance functions and records findings in maintenance log.

  • Completes regular property inspections.

  • Responds to resident services requests and concerns in a timely manner.

  • Performs on-call emergency service as required.

  • Has knowledge of maintenance functions such as plumbing, HVAC, basic electric, general carpentry skills, painting, and snow removal (if applicable).

  • Works along with maintenance staff in maintaining grounds and common areas and keeping them free of trash and debris.

  • Keep accurate inventory of all maintenance and cleaning supplies and reorder as needed from approved vendors.

  • Keep record of all chemicals and their antidotes in an obvious or conspicuous place.

  • Possess working knowledge of OSHA and safety rules and regulations pertaining to property management and abide by same.

  • Assist property manager whenever or wherever possible including, but not limited to, annual apartment inspections, check-ins and check-outs, checking all grounds and common areas.

  • Possess knowledge of water and gas meter cut-offs, all apartment fixture cut-offs, sewer clean-outs and conspicuous posting of a map of same.

  • Make sure storage area entrances are locked and have adequate lighting.

  • Perform regular inspections of all units, buildings and common areas and see that repairs, gardening, clean up are done and all outside lights in hallways and common areas are replaced.

  • Represents the company in a professional manner at all times.

  • Ensures safe work practices are being followed by all maintenance staff.

  • Ensures that maintenance staff is performing to Company standards and that service requests are handled in a prompt, courteous and efficient manner.

  • Understands and complies with Fair Housing laws and standards.

  • Maintains open communication with Property Manager and other staff.


  • High school diploma/GED and three to five years of experience in facility maintenance and/or mechanical repair required, or an equivalent combination of experience and education

  • Trade school and/or military training a plus.

  • EPA Type I, II, III or Universal license and CPO is required; CAMT is preferred in Florida only.

  • Trade skills including but not limited to plumbing, electrical, drywall, painting, cabinetry, carpeting, pools, appliance repair.

  • Must be able to work a flex schedule and be on-call for emergencies on weekends, evenings and holidays.


  • HVAC (preferred)

  • Supervisory experience preferred knowledge, skills, and abilities

  • Understands and complies with Fair Housing laws and standards

  • Bilingual - Spanish is a plus

  • Knowledge and skills to operate common and specialized tools for repairs and maintenance

  • Ability to visually inspect units, grounds, and other aspects of the property to determine adherence to standards

  • Supervisory and leadership skills to delegate and guide the work activities of others

  • Knowledge and skills to organize, prioritize, and meet deadlines

  • Attention to details and problem-solving skills.

  • Basic computer/technical skills to operate mobile computing or communications devices

Occasionally lifts, carries, positions,or lift 50 pounds individually and up to 100 pounds with assistance devices (dollies, hand trucks, additional persons). The working environment is typically in an outdoor setting, with an occasional need to leave the premises for business purposes.

The Maintenance Supervisor may work non-traditional hours, to include evenings or weekends in order to complete work. Employer may also require employees to attend company meetings and training programs; may require additional travel requirements outside of assigned community.

Property employees are required to comply with the company uniform policy. A copy of the uniform policy is provided on the first day of company employment.

VIEW JOBS 10/16/2020 12:00:00 AM 2021-01-14T00:00 Overall Responsibility: The Maintenance Supervisor is responsible for leading a maintenance team of Custodians, Maintenance Techs, and Painters. Together, this team provides the maintenance and repairs for the apartment units, common area, mechanicals, and building exteriors, and other areas associated with the portfolio's overall maintenance. The team executes maintenance requests by diagnosing problems and making repairs in order to maintain the physical condition of the community according to MAC operating and safety standards while assuring service requests and repairs are made in a timely manner. The work schedule is Monday through Friday standard business working hours with occasional weekends. Essential Functions: * Prepare schedule and perform routine preventive maintenance on all make ready apartments. * Ensure staff responds in timely manner to all On-Call emergency requests on weekends and after hours. * Diagnose and perform minor and routine maintenance/repair involving apartment turnover. * Knowledge of and daily maintenance of electrical and plumbing layout of a high rise building, along with HVAC Domestic water systems (proper certification may be required). * Repairing or training employees on appliances (installation and minor repairs), tile/carpet/wood flooring, and gas fixtures and appliances (when applicable) * Complete assigned service requests and repairs consistent with company operating and equipment/supply standards and in a timely manner. * Assist with organizing and prioritizing service requests and general maintenance tasks. * Ensure vacant apartment homes are rent-ready in a timely manner. Perform make ready work as required * Inspect vacated apartments and complete make-ready checklists. Routinely perform duties to restore apartments to market ready status. Re-inspect vacant apartments after make-ready operations to determine quality of work performed. * Maintain accurate records regarding service requests received and completed apartment make-ready status work in progress, etc. * Constantly be aware of the condition of physical property throughout the community and immediately report unsafe conditions (i.e. broken gates leading to pools, broken steps, open holes, broken/burned out exterior lights). * Apply all applicable MAC Property Management policies and procedures such as, but not limited to company operating and safety standards. Promote safe work practices among on-site staff. Qualifications: * Strong leadership and maintenance skills * Ability to organize multiple workflows, multi-task on multiple projects, and adapt to changing priorities. Proactive and deadline oriented. * Superior attention to details, verbal and written communication skill with ability. * Must be proficient in Microsoft Office Suite, particularly Excel. * Valid driver's license and vehicle required for this position. Education and / or Experience * At least two years of experience in property management maintenance performing the duties associated with a Maintenance Supervisor - must have supervisory experience but not necessarily managerial. * High school or GED required; Bachelor's Degree preferred. * Salesforce experience preferred.
