The Maintenance Supervisor reports to the Property Manager and ensures apartment units and facilities for an assigned apartment community are in good working order and maintained.
Primary responsibilities include coordinating the maintenance team to ensure the repair and maintenance of property facilities and apartment units; prompt and courteous responses to service requests; an adequate supply of market-ready apartments to meet leasing demand; property appearance which meets or exceeds standards. The Maintenance Supervisor assists with hiring, training, and developing assigned staff which may include painters and/or landscaping staff.
DUTIES AND RESPONSIBILITIES
Prepares or assists in preparing all market-ready apartments in regards to painting, carpet cleaning, general repairs, housekeeping, etc. Efficiently and effectively schedules subordinates, assuring that work orders and make readys are completed correctly in a timely manner.
Monitors the maintenance and up-keep of all mechanical equipment on the property including, but not limited to, water heaters, HVAC units, etc. and performs various preventative maintenance functions and records findings in maintenance log.
Completes regular property inspections.
Responds to resident services requests and concerns in a timely manner.
Performs on-call emergency service as required.
Has knowledge of maintenance functions such as plumbing, HVAC, basic electric, general carpentry skills, painting, and snow removal (if applicable).
Works along with maintenance staff in maintaining grounds and common areas and keeping them free of trash and debris.
Keep accurate inventory of all maintenance and cleaning supplies and reorder as needed from approved vendors.
Keep record of all chemicals and their antidotes in an obvious or conspicuous place.
Possess working knowledge of OSHA and safety rules and regulations pertaining to property management and abide by same.
Assist property manager whenever or wherever possible including, but not limited to, annual apartment inspections, check-ins and check-outs, checking all grounds and common areas.
Possess knowledge of water and gas meter cut-offs, all apartment fixture cut-offs, sewer clean-outs and conspicuous posting of a map of same.
Make sure storage area entrances are locked and have adequate lighting.
Perform regular inspections of all units, buildings and common areas and see that repairs, gardening, clean up are done and all outside lights in hallways and common areas are replaced.
Represents the company in a professional manner at all times.
Ensures safe work practices are being followed by all maintenance staff.
Ensures that maintenance staff is performing to Company standards and that service requests are handled in a prompt, courteous and efficient manner.
Understands and complies with Fair Housing laws and standards.
Maintains open communication with Property Manager and other staff.
EDUCATION AND EXPERIENCE
High school diploma/GED and three to five years of experience in facility maintenance and/or mechanical repair required, or an equivalent combination of experience and education
Trade school and/or military training a plus.
EPA Type I, II, III or Universal license and CPO is required; CAMT is preferred in Florida only.
Trade skills including but not limited to plumbing, electrical, drywall, painting, cabinetry, carpeting, pools, appliance repair.
Must be able to work a flex schedule and be on-call for emergencies on weekends, evenings and holidays.
KNOWLEDGE, SKILLS AND ABILITIES
HVAC (preferred)
Supervisory experience preferred knowledge, skills, and abilities
Understands and complies with Fair Housing laws and standards
Bilingual - Spanish is a plus
Knowledge and skills to operate common and specialized tools for repairs and maintenance
Ability to visually inspect units, grounds, and other aspects of the property to determine adherence to standards
Supervisory and leadership skills to delegate and guide the work activities of others
Knowledge and skills to organize, prioritize, and meet deadlines
Attention to details and problem-solving skills.
Basic computer/technical skills to operate mobile computing or communications devices

The working environment is typically in an outdoor setting, with an occasional need to leave the premises for business purposes.
The Maintenance Supervisor may work non-traditional hours, to include evenings or weekends in order to complete work. Employer may also require employees to attend company meetings and training programs; may require additional travel requirements outside of assigned community.
Property employees are required to comply with the company uniform policy. A copy of the uniform policy is provided on the first day of company employment.
