Summary:

The Maintenance Supervisor is primarily responsible for the maintenance and repair of all areas of the residential property. The person in this position assigns and supervises the work of the Maintenance team which may include a Maintenance Technician and/or Maintenance Assistant(s). The incumbent also has a dotted line reporting relationship to the Regional Maintenance Manager.

Job Responsibilities and Essential Duties:

The Maintenance Supervisor will organize all contract vendors and scheduling for turnovers. The Maintenance Supervisor will be responsible for ensuring that all work orders and other repair or preventative maintenance duties meet company policy.

The Maintenance Supervisor is responsible for working with the Property Manager to prioritize all work orders and to schedule all maintenance for the property. The Maintenance Supervisor will contact outside vendors and take bids for special projects or extensive maintenance. The Maintenance Supervisor is responsible for ensuring that exterior grounds as well as interior public areas are clean and in good repair.

The Maintenance Supervisor position requires hands-on work of building repairs, preventative maintenance and general upkeep with special attention to more involved operations. The Maintenance Supervisor must also be available for on call.

The Maintenance Supervisor must effectively and efficiently manage the work of staff members and must either recommend training or be available for their training and development in order to ensure a knowledgeable and pro-active Maintenance team at the property.

The Maintenance Supervisor must communicate to the Property Manager any and all maintenance concerns. The person in this position must follow up on maintenance requests in the computer, must be available for overtime as necessary, and must be available for other duties as assigned and as relevant to the position. The person in the Maintenance Supervisor position must provide consistent attendance in meeting work schedules.

Qualifications:

The person qualified for the Maintenance Supervisor position must have experience in all phases of building maintenance, including but not limited to, appliance repair, HVAC, plumbing, electrical, carpentry and preventive maintenance. This person must have exemplary time management skills, previous experience supervising staff, and leadership capability.

Educational requirements include high school graduate or equivalent. Two years of apartment or property maintenance experience is preferred along with CRMT accreditation.

Physical Requirements and Working Environment:

Physical requirements for this position include walking, lifting, reaching, sitting, kneeling, stair climbing, the ability to lift 50 pounds, climbing ladders, and the ability to withstand external weather conditions. Work with various cleaning materials.
