Position Overview
The Maintenance Supervisor is a valuable member of our on-site management team, whose role is to help maintain a crisp appearance of our apartment units and prepare a welcoming home for our residents. This position is responsible for supervising and motivating their maintenance team to ensure the property, grounds, and equipment are safe and orderly. The ideal candidate will have strong leadership skills, be self-motivated, provide outstanding customer service, and take immense pride in their work.
Responsibilities
PRIMARY:
Organize maintenance staff and provide guidance for the daily workflow.
Assign and complete work orders and ensure quality completion of all assignments.
Provide appropriate communication and training to maintenance technician(s)
Coordinate required work requirements with vendors; ensure satisfactory work completion in a timely manner.
Provide excellent customer service to residents.
Assist the Property Manager with monitoring material and supply usage and maintaining accurate inventories.
Walk the units and the property daily to ensure 'curb appeal' of buildings and grounds.
Collaborate with the Property Manager to forecast spending based on future needs (ex. make ready, painting, etc.) and manage spending.
Complete administrative work in an organized and timely manner
When necessary, assist maintenance techs with completing daily assigned work orders on a timely basis and ensure they are completed to the resident's satisfaction; preparing vacant residential units for re-leasing; and ensuring mechanical systems (heating/cooling, plumbing, electrical, appliances) are all in working order.
Other duties as assigned.
SUPERVISORY DUTIES:
Manage the maintenance staff at assigned property.
Manage staffing, training, and collaborate with property managers on performance evaluations of direct reports.
Qualifications
Physical Requirements
The physical requirements of this position are related to a standard facilities or maintenance environment. Must be able to lift, bend, carry, move equipment and furniture, and use cleaning equipment and/or standard tools. Work is performed both inside and outside, requiring the ability to work under variable weather conditions. While performing the duties of the job, the employee is required to hear, talk, stand, walk, reach, stoop, or kneel. Must be able to lift up to 50 pounds without assistance.
