ELS is hiring for the position of Maintenance Supervisor in Miami, Florida.

What you'll do:

The Maintenance Supervisor performs maintenance duties requiring technical labor skills, including plumbing, light carpentry and construction, HVAC repairs and adjustments, and appliance repair. You will work with your maintenance team to ensure that the community meets the company's quality maintenance standards.

Your job will include:

  • Manage a team of maintenance team employees and ensure that they follow safe work practices.

  • Perform all duties associated with supervising the maintenance staff: interview job candidates, train new employees, conduct performance reviews and initiate disciplinary actions and termination recommendations if necessary.

  • Perform various preventative maintenance functions and record findings in a maintenance log, either through delegation or directly handling required tasks.

  • Review and delegate work orders in a timely manner.

  • Conduct regular property inspections.

  • Monitor the maintenance and upkeep of all community mechanical equipment, including water heater and HVAC units in common buildings, lawn mowers, weed eaters, etc.

  • Ensure that your maintenance team performs to company standards and that service requests are handled in a prompt, courteous and efficient manner.

  • Participate in the preparation of the annual community budget with respect to maintenance projects and capital expenditures.

  • Operate within your team's approved budget and make decisions with respect to the allocation of funds within the maintenance department.

  • Communicate regularly and professionally with management and staff.

  • Respond to guest concerns with respect and courtesy.

  • Attend and participate in training programs as requested.

  • Assist with and attend community-sponsored activities and functions.

  • Help monitor capital improvement projects.

  • Assist management with special maintenance projects.

  • Perform on-call emergency services as required.

  • Represent the community in a professional manner.

Experience & skills you bring:

  • High school diploma or equivalent.

  • 3+ years of direct technical work experience in applicable areas, including plumbing, carpentry, HVAC, etc.

  • Previous supervisory experience.

  • Ability to lift up to 50 pounds and work with heavy equipment.

  • Valid driver's license, good driving record and current auto insurance.

  • Willing to be on call for emergencies that arise after hours.

As the Maintenance Supervisor of AMLI Midtown Miami, you will supervise, coordinate and delegate activities of the maintenance staff at AMLI Residential's new development in our Southeast Florida portfolio. AMLI Midtown will include a 14-story north building with 511 units, plus an 8-story south building containing 208 units. Duties include: * Schedule and direct supervision of all in-house, and/or vendor work in partnership with the Property Manager. * Lead the maintenance staff; delegate and/or participate in diagnosis of problems and replacement and/or repair in areas such as HVAC, electrical, plumbing, pool, carpentry, dry walling, exterior structural, and appliances * Responsible for the oversight of inventory, ordering and delivery of all necessary supplies and equipment for the service, custodial and grounds departments with the approval of the Propery Manager. Approve Maintenance Department invoices for payment. Research and evaluate all current and potential products used in the maintenance and upkeep of the property. * Assist in annual budget preparation. Monitor and control utility, repair and maintenance and capital expense per budget. Secure Bids for capitol projects and ensure consistent scope of work when completing contracts. * Ensure timely, efficient response to service requests, make-readies, etc. This includes helping residents and prospects before, during and after leasing an apartment and retail tenants. * Complete weekly reports for Development team related to Lease Up activities such as unit acceptance * You will supervise and coordinate activities of a maintenance team to ensure that all upkeep, inventory and repair of grounds and buildings of the property are completed in an efficient manner. * May be required to rotate call with other service staff as well as back up Service Technicians as needed Requirements: * Lease up/New Development experience is strongly preferred. * Spanish-English bilingual also preferable but not required. * 5+ years as a Maintenance Supervisor * HVAC/EPA Refrigerant Certified (type 1 and 2 or Universal) Compensation and Benefits: * Bonuses * Medical, Dental and Vision Coverage * 401(k) Company Match * Life Insurance, Long Term Disability, Short-Term Disability and Parental Leave * Housing Allowance * Tuition Reimbursement * Time Off - Vacation, personal, sick and company holidays * premium memberships * Emergency Leave for COVID related Absences AMLI is an equal employment opportunity employer that encourages personal and professional development.
